I was in Kyoto for work the next morning and needed a place to say. I was basically in the hotel without sightseeing. This hotel was lovely for an evening in. Washroom/bath was very clean. Complimentary coffee and tea. Steady wifi. Location and hotel was quiet. There was an unusual smell when I got into the room, but I think that faded when I got the AC running. I had also used fragrant oils for a bath that helped mask the smell. Not sure how to describe it. The room might need airing out (if the window can be opened)

Good check in system and ease of booking Room reeked of cigarette smoke and couldn’t get rid of it. Made me question cleanliness.

Reception is often not around. King bed is actually just two kings pushed together.

Instructions for getting in the building were simple to follow, the bed was large and very comfortable. Even though we were on the lobby floor, the noise was minimal. The room is very small with very little walking space. We only had 2 hand luggages, so it was fine, but if anyone is coming with large suitcases, there might not be any room on the floor left for walking.

Very weird smells in our room, including strong smells of mold in our bathroom.

The room wasn’t that big but the bed was HUGE. I think we had a king size and you could tell the difference, as everyone is aware of the space topic in Japan. Bed was also pretty comfortable We only saw the staff on arrival. You have to walk a small stairs to access the property (after you enter there’s an elevator).

Great value, nice room, spacious considering price but no where to store bags and unpack (closet etc) other than floor. Bed was great. Communication was fine but often took more than 1/2 days for them to respond.

Staff was nonexistent after check-in. They are never at the front desk. Before we arrived, they had sent me a Whatsapp to ask me when I would check in, which I responded to. During our stay I messaged them on Whatsapp to ask if we could leave our bags in the lobby after checking out. I never received a response. I saw others leave their bags just in the public area though. Minor thing but windows are frosted so you can't see outside from your room.

Check-in was smooth and easy—the staff member at the front desk was super friendly and welcoming. They even stayed in touch with us throughout the day to make sure our arrival went smoothly, which we really appreciated. The location is excellent—close to many of Kyoto's main tourist attractions, making it easy to explore the city. The room was clean and comfortable, and the bathroom was reasonably clean as well. They provided useful amenities like shampoo, toothpaste, toothbrushes, and a hairdryer, which definitely came in handy. For the price we paid for two rooms, it was a great deal. We'd definitely consider staying here again on our next trip to Kyoto! The floors in the bedroom were quite dirty. Even though they provided complimentary disposable slippers, I didn’t feel comfortable walking around without my shoes. Also, the shower curtain seemed to have mold—it had pinkish and brownish stains around the edges, which was a bit unpleasant. Other than that, everything was okay considering the price.

They should have clean the bed sheets every day.

while it’s peaceful and quiet, the location is not superb as it’s pretty far from all the main attractions - though that also contributes to its more affordable pricing. the bus stop is a short walk away, but it’s almost impossible to get onto the buses during the peak season. the nearby shichijo station and not-so-nearby kyoto station would be your best bet, which we tried to plan around as much as possible even if it meant walking more. what we found convenient were the familymart, mcdonalds and a handful of restaurants in the area. the wifi signal was one of the strongest we had in japan. the room was mouldy and dusty, which made us fall sick. the aircon-heater wasn’t working properly, blowing hot / cold air when it should have been otherwise. there are no shared spaces or facilities, save for a sad microwave on a table where people also leave their luggages next to. the counter staff only appears from 3-8pm, though you can leave written messages for them and they do try to contact you within the day. our stay was 6 nights, but they didn’t clean our room or provide new towels until we asked on the 4th day.

The bathroom was very clean and there were enough amenities. The bed was big and the room size is good for Japanese standards. The room was on the ground floor and the windows were locked. There was no ventilation in the room to get clean air. The room was humid and smelly because of insufficient ventilation.
