    Exceeded our expectations at many levels. It is located in the Kiyomizu area, not far from Gion. Despite the popularity of these locations, the street is very quiet. The front is very discreet, a traditional entrance to a house. While the stay has only a few units, the reception is open for most of the day, making check-in/check-out very easy. Ours was a duplex apartment with two spacious bedrooms upstairs and a large tatami living/dining room with garden view, a small kitchen, a modern but traditional bathroom, etc. The place is impeccably clean, high quality and is in perfect condition. I hope to return to Kyoto at some point, but I already know where I will want to stay! Taxies have a hard time finding it. I usually directed them to the Higashiyama Fire Station, which is on the main street around the corner.

    The location is excellent, and the staff were incredibly helpful and kind. The room was very spacious too - essentially like having a whole apartment to yourself. Considering the location and room size, the price you pay is very fair. My main issue was the cleanliness. I didn't see any pictures or complaints in reviews to make me think the room would be anything other than pristine, but I was rather disappointed by a few things. My biggest concern was the water damage in the bathroom, which appeared to be growing obvious black mold along some of the wood paneling and along some of the tiles. Thankfully there's a fan for ventilation, otherwise the bathroom grew overwhelmingly musty smelling, which concerned me. When we arrived there were also many corners of the rooms that were dusty and had small collections of hair from past guests I assume. We're pretty laid back people so I don't usually nitpick things like this, but along with everything else it just gave an overall poor first impression of the place's cleanliness. We were also looking forward to using the futons in the traditional style bedroom, but the ones in the closet had patches of mysterious stains and one even had a hardened clump of something I couldn't even scrape off with my fingernail. It left me feeling concerned about the cleanliness of the rest of the bedding, but we ended up using the blankets from the western style bedroom, which seemed fine and perfectly clean. There were also pictures on the listing that did not match with what our room looked like (ex. water damaged bathroom, stains and punctures on some doors and tatami) but otherwise our experience was fine, and the staff were very kind during our entire stay.

    Great location and room for the price! Check in was easy. Loved the bath, and the traditional rooms were spacious and comfortable. Not much of a kitchen. There’s a microwave in the hallway in case you need to heat things up. But it’s probably just best to plan to eat out most meals!

    Great location. It’s a nice small hotel and puts you right in the middle of older kyoto. Also very spacious unit and really gives you the feeling of an older Japanese home. While this is common for Japan I would have liked if it had a dryer for drying clothes or a closer 24 hour laundry option.

    4.3 stars: It was clean, the staff were kind and welcoming, the location was quite good. It was a first time for us to stay in a ryokan and this was a treat and being surrounded by the older charming sites was delightful. The bath was soothing and the bathroom was big for Japan standards. The onsen was about 1.5x the size of a regular bath tub and deep. The sleeping area was the size of two bedrooms, one with two tatami beds and the other with two twins. The linen was perfectly clean and soft. I love all the beautiful woodworking through the place. We did see one Gaisha!!! There we just a few very minor details that could be easily improved. They need to put out more pillows; we found more in a closet. The wood around the onsen tub looked a little water stained (I guess it is inevitable). Having a separate little bin for recyclables would be helpful. If you are considering Nagomi do be aware the beds are upstairs, in case you have mobility issues. They did have a washer but unfortunately no dryer. Last, they need to put a book or pamphlet that lets guest know where the best (close by) good food is located. Something simple, where the good coffee is, etc. The Staff did recommend a great ramen spot!

    Wonderful space and so great to have room to spread out! We loved the tatami matting and the small details — tea with hot water pot, etc. Very comfortable and excellent location for us. We couldn’t figure out how to turn the hot water on for the shower ?.

    Perfect location for exploring near Sannenzaka, Ninnenzaka, and Kiyomizudera! The floors were heated, the bath was amazing, the kotatsu was lovely, and everyone had their own places to sleep! Couldn’t have asked for better! We really got lucky with this stay. We should’ve planned to stay here longer!

    Tub with garden view was very relaxing, as was the miniature garden! If you are going anywhere other than Gion, you will be walking a much larger amount than you need to.
