Cancelled once arrived, under construction, no heat, unusable bathroom, lobby layered in dirt with bags of laundry everywhere. Desk clerk was very old and kept calling for assistance then disappeared. Remove this from your listing

Worst place I’ve ever stayed, there was work going on outside and there was rubble inside the apartment, sheets were filthy and the ceiling tiles were falling off, bugs and insects in the bathroom/bath

Location was excellent just off Kensington high street Stairs with collapsing handrails. Hot water only in the ensuite shower. Loose floor tiles. Threadbare carpets. No toilet roll provided and no bath towels only hand towels. Just generally a tired old building thats hasn't been looked after.

This is the worst place you are think to stay in.. I booked three night, but when I arrived there I could not stay, all rooms were dirty and the insect everywhere, bad smell in rooms, it was like a garbage .. the person on desk was tough no redpectful for gust booking to was misled me because they provide a fake picture for the rooms my experience was totally disappointing no thing at all

Gentleman on the reception desk was nice and accommodating despite the stress caused by either the apartment or Booking.com The apartment was dirty, dusty, unclean. One bed was on the balcony, with a plastic roof thrown over it and my friend awoke on the first morning with bed bug bites on his legs. The mattress was uncomfortable with springs and lumps. Sofa bed had more stains on it than I cared to count and the carpet was disgusting. Plus there was the ongoing farce with the accommodation keys between myself, the apartment and Booking.com which caused me quite a lot of undue stress for what should have been a simple procedure.

staff and lack of attention rent for 1 bed and when I arrived they put me in a room with 3 beds and on the second day they put another man in there for me with me without any privacy sad

The property was very unpleasant. It was extremely unclean, damp and smelled very bad. We had to clean the bathroom and kitchen ourselves before we dare let the children use them. In fact, the kitchen was so grimy that we never cooked a meal in it, opting to eat our for every meal. I feel aggrieved at having paid a cleaning fee. There was very little furniture in any room and any that was present was a 70s reject. One room was simply a bed in a cramped conservatory (which was even more surprising since the "apartment" was in a dingy cellar!) Sadly, I did not take any photos. Stupidly, we did not read the reviews of this place (which mostly agreed that it was poor). Please do not take your family here. Though it was cheap, it was certainly very OVER-priced!

Nothing From the minute my friend and i knocked on the door we both knew it was a mistake. No one was there. Phoned the number from booking.com and no answer. Luckily they had left a note for delivery driver so phoned that number and finally got someone to let us in. The place was stinking, and i mean stinking. The smell of mould was everywhere. Got to our room and it was worse, dead flies in the fridge that had been switched off. The owner and manager were about 180yrs old between the 2 of them, and didnt have a clue how to work anything. DO NOT BOOK THIS PLACE!!

The location was excellent next to Kensington Gardens and Hyde Park, and Kensington Court itself is a fabulous area. The apartment was a budget option so we had no great hopes for it, serviceable and functional was all we required. However, what we got was well below standards expected for any holiday let, regardless of star rating. The apartment was run down, dishevelled and grimy. We were met by a girl in very little clothing shouting at someone at the door that she was going to piss on them and now she has no money because they bought too much weed- not a great start. The host said it was apartment #12 so after a short while we figured out there wasnt actually a #12, so we had to cheekily try the key in people's doors to see if it was for that appt., hoping we didn't get shouted at by said girl. When we went in it was filthy, the floors were filthy, the bath filthy, the ceiling flaking because of damp, beds ripped and more. The carpets needed a shampoo, the shower had short and curlies all in it and the toilet door wouldn't shut, making the stay even more turgid. Not to mention the apartment above having what sounded like a rave until 5.30am in the morning. Unbelievable really, I don't like to moan usually but this property really got my goat- Kensington is upmarket, the location is fabulous, the outside of the building very nice but the inside was atrocious and its beggars belief as to why it hasn't been decorated (or cleaned by the standards) since 1990. I couldn't stay here again, despite it being budget, it is not worth the price at all. Steer well clear people, you have been warned.

Quiet and in a great area, close to bus stops and plenty of shops/restaurants. Living/bed room was a good size for family of 3 with small toddler Although we had a toddler and asked about access for a pram they put us on the third floor with no working lift. Should have some sort of information that a lift would not be available whilst booking or make some attempt to get it fixed ASAP to make it accessible to all.
