I liked the space and the cleanliness of the unit The directions provided were confusing and not accurate. We were instructed to look for “Residences,” but there is no visible sign with that name. Clearer guidance—such as directing guests to Icon Brickell Tower 3—would have made arrival much easier. Unfortunately, the experience at the lobby did not improve matters. The concierge was not helpful, sent us to the elevator without activating access, and we had to return to the lobby with all our luggage. We were ultimately assisted by another guest. A major concern is that the building is currently under renovations—something that was not disclosed. There was no balcony, the windows were covered with plastic, debris was visible outside, and at one point there were workers directly outside our window while we were having breakfast. This significantly impacted our stay and should have been clearly communicated in advance. Parking was also an issue. Although advertised, securing a parking spot was difficult, and we were unable to use it for two days. Additionally, there was no clear information about how far the parking location is from the property. While the unit itself was clean, the furniture was extremely uncomfortable. The sofas and chairs may look modern, but they feel more like waiting room seating than a place to relax. Overall, the experience felt like a very basic hotel—without the usual benefits such as housekeeping or reliable concierge service. This stay was very disappointing and did not meet expectations based on the listing.

The location The pictures are not matching the apartment. They have other apartments and you never know which one you get... I needed a desk to work as in the pictures and they never helped me. The staff was zero help. No swimming pool during the week. And teh building is too crowded.

Beautiful condo in the center of Brickell.

location and size of room We stayed at Brickell Apartments, and unfortunately it was one of the worst stays we have ever had. We travel a lot and usually have very good experiences. This is actually the first really negative review we have felt the need to leave. The check-in was difficult from the start. The instructions did not match what we found at the entrance, so we spent a lot of time walking around trying to figure out how to get in. When we finally got to the room, the duvet had no duvet cover. There was only a bedsheet, meaning the duvet itself was completely uncovered. We asked repeatedly for a duvet cover, but it was never provided. We had to sleep with an uncovered duvet, which felt extremely unhygienic. The pillows had covers, so it made no sense that the duvet did not. The communication with management was honestly terrible. It felt like we were mostly speaking to some kind of automated AI support that kept saying they would fix things, but nothing actually happened. At one point, someone suddenly came to fix the fridge, even though we had not requested it. Afterward, they left the fuse box open. We also tried to clean the apartment ourselves, but the vacuum cleaner had no dust bag inside. When we used it, it sprayed dust all over the floor. We asked several times for help, and it took two days before they finally replaced the vacuum cleaner. Overall, it was a very uncomfortable and frustrating stay. The apartment felt dirty, we could not properly clean it, basic bedding was missing, and the management communication was extremely poor. I would not stay here again, and I cannot recommend it to anyone.

    Awesome

The location is good The fees are ridiculously expensive, the place is old, the mattress is almost a water mattress, very bad for your back, and impossible for me to sleep in. It is a tourist trap. They did not let me cancel even 1 minute after booking, after paying $550 with fees instead of $290. Beware of the fees and do not use booking.con

the apartment was great : big enough for our needs, very clean, the kitchen & the bathroom had everything you might need, it also has a beautiful city view and an amazing Brickell location We stayed there during constrictions, which limited our options to fully enjoy the amazing hotel's pool , but this actually was the only downside to our stay

The only thing I enjoyed about this property is that the bed and pillows were comfortable, and the gym and sauna was nice. The overall experience was very disappointing. The freezer did not work, which is a major issue since I had insulin and peptides that require proper storage, especially while traveling. The bathroom was in poor condition, with a cracked sink and a damaged mirror. The unit clearly needs significant renovation. The shower never got hotter than lukewarm, making it difficult to use comfortably. There was also ongoing construction that was not clearly disclosed. The view from the unit was entirely of construction, which did not match the photos advertised. The listing uses images from much nicer properties, making it misleading and difficult to know what to expect. Parking was another issue. It fills up quickly, and this was not communicated in advance, forcing guests to find alternative parking or pay $50 for overnight valet nearby. Inside the unit, several things were broken or poorly maintained. The toilet barely flushed, the bathtub jet control was missing, and one of the lamps did not work. The couch and furniture were very old and in rough condition, almost as if they were just used for staging. Overall, the condo felt very outdated and not well cared for. The cancellation policy is extremely restrictive, which seems to reflect the quality of the property. While customer service is responsive, they do not provide any meaningful solutions. Management itself is largely unresponsive. Overall, this was one of the worst stays I’ve had. It was bad enough that I only stayed for the first two nights before leaving. I would strongly recommend paying a bit more for a higher-quality hotel or property.

The view, the space, the location, the kitchen especially. I had to take out my own trash like I didn't just spend $700 for two nights. Service fee? This entire product is a service, all fees are inherently service fees. Pay your cleaning staff to clean instead of charging me more and paying them less.

Great location and communication We had to wait a bit to check in

The location and the view The room needs some maintenance and a deep housekeeping clean. There was a hole in the wall of the master bedroom, the toilet seat was loose, and so was the kitchen faucet. The ceiling lamp in the dining room was full of dust. The patio furniture and track are in very bad condition. I didn’t complain because the room is beautiful and the view is amazing. If it had been cleaner, I would have given it a 10. Also, the manager never informed me when the room was ready — I had to ask, and there was no follow-up during my stay.

  • Engine customer Aug 2025

Even though the unit was comfortable, the AC needed fixing, some nights were hot. The bathroom area flooded from water draining from the corners of the tub that collected water, the jacuzzi bath tub was not working, no broom, no scoop, no mop to clean after ourselves. For first time guest , the staff didnt bother to carry us to our floor and didnt even show us to our room as well as not even a tour of the floor that had all the amenities so we missed out on that.. we decided to visit the 15th floor that had the pool and saw that the pool was closed...so for our entire stay we were not privy to any of the amenities as the front staff was not helpful only saying check the 15th floor and when we did we saw no staff to guide us. The front desk needs to be a little more helpful in guiding guest to enjoy their stay.

We had trouble checking in because they said I didn’t have a reservation, when I had booked 2-3 months prior. But they did assist in figuring everything out and taking care of it.
