The place itself was quite nice (although we were unable to lock our room from the outside), the room and bathroom were spacious. Our bed was a bit springy so it wasn’t the best sleep. But the main reason for low stars was our experience when first entering. We had to wait 20mins outside (despite us saying we would be there at 3pm - we arrived 3:05) and then when we entered there was a mix up as our room key was not present. We waited more than additional hour (1.5h total) before we were told we could have the key for a separate room. It meant that we couldn’t see as many things in Palermo as we wanted.

The location of the accommodation is very good; very close to the railway station and to all interesting spots in the city centre. The room was very nicely renovated and in mint condition; very clean! The beds were comfy; and the breakfast was good! Communication with the host was very good! Also, the stay was a very good value for the money!

Location, clean and modern interior, kind and generous host, sympathique, great breakfast. We had to wait over an hour to be let into the B&B - no answer from the host, and had to find someone else on the street to track him down. The electronic key system was sometimes unreliable, causing some anxiety.

The breakfast was amazing. Not to forget to mention the tasty pistachio cake. Every morning a lady prepares all kind of Italian colazione and serves the type of coffee you prefer. Good location to/from Centrale /10min of walk as you can travel by train or bus to other villages and cities/ and all important places to visit. The market is just around the corner. Don't miss visiting it and tasting the delicious cheese. Our arrival on Saturday was a true disaster. As it is written in booking the check in to this property is from 11 but the only message /automatic/ that we received was to check from 15. We arrived from Catania around 10~11 o'clock. As no one wrote, emailed, called us we thought that someone is at the property /a lot of places have reception, right? /. The truth was far away from that. Noone there and at the beginning Noone picking the phone. After that we heard "I will be there in 5 minutes/2 minutes" couple of times. And so over 40 minutes passed as we waited at the street. On top of that - it was my birthday... The story continued with some other man who managed to open the property automatically from distance. So why the hell we had to wait over 40 minutes at the street? I guess that does not happen often and was our luck for this Saturday. And the toilet was used...

The staff was very friendly, even though they did not speak english we found a way to communicate. The day we checked out we could leave our luggage at the property and after getting soaking wet from hiking in the rain they even let us use the bathroom to have a shower even though it was already cleaned! The breakfast was very rich and delicios but not too many veggie options available. The seiling in our room was a bit low for me (being 1.89) but fine for my partner (1.70) I am sure they would have let us change rooms if we had requested that. The wifi did not reach our room, but was fast downstairs in the lobby. All in all we had a nice stay, thank you!

The breakfast was decent, the bed was really comfortable, the room and the bathroom was gorgeous, the doors and windows were almost soundproof. The neighborhood felt safe enough. The maid was a bit moody, the door locks were loose and quite a challenge to figure out, the bathroom smelled of sewage in the evening/ night and almost half the bathroom ceiling was covered in mold (I would normally react and did not this time, but others might..)

My time in Palermo was so enhanced by my experience at Xenia. I was immediately welcomed into their family. Breakfast was so substantial, my room was perfectly sized and very comfortable. The location is ideal, as it’s close to the markets and theatre and train station. I cannot recommend them highly enough- the value is worth every cent.

First of all, the location: nearby train stations, but at the same time it is already the historical center of the city. Secondly, it is the staff: the manager, who greeted me as her guest and allowed me to check in earlier than the allotted time, and the employee Letizia, who fed me breakfast like a mother, offering to eat a lot and telling me what the most delicious things were. Breakfast, in addition to a large selection of sweets, included a hot pie with mozzarella and spinach, boiled eggs, cheese, ham, olives, which is rare in small hotels in Italy. Letizia, like a real barista, made a real cappuccino with a stable foam) I want to note the cleanliness of the hotel, high-quality towels in the amount of 4 pieces per person and not cheap shower accessories. I had a room with my own bathroom. The bidet was not very conveniently located(

We loved this place other than our mattress. The breakfast spread was great. The location is convenient and I like that it’s an immigrant area. It’s super close to the bus/train station for side trips, which works well if you really want to see Sicily. The mattresses need replacing. The coils are not padded enough.

Although convenient close to trains it is a poor neighbourhood with few restaurants nearby. So ideal place when you need to be close to the station.

The location I had to point this out. The only slack was that I have trouble in contacting the staff. Twice! since it’s B&B, there’s no reception (which is understandable), yet i couldn’t reach out to any of the staff when i want to check in and pick my luggage. Both times I had to rely on the kindness of local neighbours who thankfully able to contact them. This is so inconvenient
