The pool was smelly and the pumps didn't work, the air conditioner was broken, we didn't receive a response or address our complaints, the apartment manager Monica hardly responded to our messages. I don't recommend this place at all.

The location was great. It was close enough to the beach, the ferry, and the restaurants and bars, but it was just far enough away to be quiet. The room was a good size for one or two people with a nice balcony. The rooftop terrace with a pool was one of the reasons I chose the property. When I arrived at the property, the rooftop terrace was closed and not available during my stay. This information was not given at any time. In fact, I was given the information to access and use of the rooftop terrace. The toilet in the in the room would not flush properly and required multiple flushes each time it was used. There is some basic kitchen supplies, but there were no dish clothes or towels nor any cleaning supplies.

We love the Kaab apartments. Have stayed in the building 3 times, and this may have been our favorite. Nice having a bedroom separate from the living area. Only 2 of us, but would be perfect for a family of 3 or 4. Liked the balcony overlooking the airport, seeing the planes take off. (Noise from airport not a problem as it’s only used a few times during daytime hours) A very quiet, comfortable sleep. Everything new, and clean. Full kitchen. Spacious bathrooms. Beautiful rooftop pool. Kind staff at the front. And the location can’t be beat, as it’s only a 5 minute walk to 5th Ave, yet in a quiet area. Oxxo on corner, Chan Pan a block away for a great breakfast. Self check-in was simple, and hosts had good communication. Would definitely recommend. No complaints.

Excellent front desk. Beautiful heated pool with great view. Spacious studio. No toaster, iron, spatula. Safe did not work. Could use an extra hand towel tea towel, and dishcloth. Only 1 teaspoon. Bathroom is very poorly lit. Bring a light you can use. Balcony for 311 is on the street and noisy.

We regularly travel to Playa del Carmen for dental work, living only a 2h flight away, and decided to try this property for a change. The building has attractive architecture and a convenient location. The rooftop pool is a nice feature if you disregard the construction that obstructs the view. At $107 per night, we expected at least a decent, functional stay. The overall bad experience offset these small good points, unfortunately. 1. Noise amplification: The construction turns every sound into a tenfold echo chamber. Children screaming, intoxicated guests returning late, dog barking inside a room early morning/late night, furniture dragged overhead—the disturbance is constant. 2. Zero bathroom privacy: There is no door to the bathroom and the toilet is enclosed by a glass panel with a visible one-inch gap resulting in a complete lack of privacy. 3. Inadequate and stingy amenities Provided low quality shower gel was barely sufficient for a couple on a 2 nights stay. 4. The unattended lime scale buildup on the faucet and shower head is not only unattractive, it reduces an already weak water flow. 5. The lighting in the bathroom, above the sink, is minimal and very insufficient. 5. The mattress is very cheap and low quality. It results in short nights and severe back pain every morning. The bedsheets appeared questionably cleaned (yellowish stains here and there). 6. In a country where tap water is not recommended, not 1 small complimentary bottled water was provided on arrival. 7. Kitchen was equipped with the cheapest microwave, it took 4 minutes to get a cup of water warm, not even hot. The decisive factor confirming gross incompetence occurred after checkout. We accidentally left behind a decades-old teddy bear (it fell behind the pillows we tried to piled up due to the dreadful bedding). We departed at 11:00 AM; the room was cleaned immediately. When we inquired that evening, staff confirmed it had been found, but deliberately discarded by the cleaning team because it “looked old.” No attempt was made to retrieve it or contact us. Follow-up messages received no further reply. Discarding a guest’s lost property without due process violates elementary hospitality standards. This incident perfectly encapsulates the property: superficially presentable, but operated with astonishing lack of the most basic professionalism at all levels.

It was close to our condo that we own in Playa It was advertised as having a separate bedroom but it didn’t. It didn’t even have a door for the bathroom. The shower and toilet had glass doors so zero privacy. They also stated that cleaning would be provided on day 5, that didn’t happen.

Cleanliness, additional to clean already dirty sheets and duvet, thin walls, loud neighbors above unit throughout day.

Perfect location very central, close to food, shops and playacar beach Jacuzzi on roof was out of service most days due to maintenance. Wished our patio plunge pool was better maintained , and we had more frequent suite cleaning. Our suite was only cleaned once during our 10 night stay

Very large rooms with excellent staff that was so helpful. Any request that we had were answered immediately. We were two girls staying there and were afraid of insects and the staff came to our room to get rid of it. There were many big butterflies in our room constantly. However, the staff was really helpful with getting rid of it

Host was excellent and attentive to my requests. Close to 5th Avenue, shopping and ferry to Cozumel, nice view from pool, convenient OXXO at corner and taxis readily available at door. Also liked the cocktail bar just outside the entrance. 1st level room makes coming and going, a breeze! There is no music at the pool. Pool not open 24hrs, hot tub at pool shuts down while sun is still out! The gym is very basic. They should, at minimum, put in a pull-up/dip station.

Basic amenities like a hairdryer were missing, and the kitchen was poorly equipped. I was unfairly charged a 500 pesos deposit for a pre-existing toilet seat damage, despite reporting it to the staff. Practical issues included a ban on drying clothes on the balcony without providing dryers, weak shower water pressure, and lack of cold water. The toilet, with a translucent door and gaps, was uncomfortably close to the bed. In conclusion, due to poor cleanliness, inadequate amenities, unfair charges, and impractical design, I strongly advise considering other options.

Good location and attractive one bedroom, 2 bath unit. No hot water. I sent a message for it to get fixed and received no response.

Rooftop courtyard was very nice. Infinity pool, lounge chairs, nice view, etc, matched the pictures in the listing. Go to the roof. However, rules say you cannot bring food or drink. :) Location was excellent. Short walk from the passenger ferry. Short walk to the beach. Front desk spoke only Spanish. We were in Room 310B. It was a very simple bedroom and bathroom. There was a thin door separating us from 310A, which I believe was a full apartment. Poor sound insulation. We could hear every sound from room 310A. There was no coffee maker, refrigerator, desk, or chair in the room. Room was small and cramped. All walls are concrete. No sound absorption in the hallways. All sounds were echoed and magnified. We heard every word spoken in the hallways. It was loud and noisy. The granite/marble (whatever it was) counter top in the bathroom was badly stained. I brought disinfecting wet wipes with me, and ran one over the floor, it came up with dust/hair/dirt/filthy! The color of tiles on the floor are great at hiding dirt, so I suspect, no cleaning was done, except to change sheets and place fresh towels between renters, disgusting. The room is at the end of the airport runway. There will be airplanes and helicopters taking off and landing outside your window,

I really liked the location because it is really close to the nearby attractions such as "La Quinta Avenida", ferry to Cozumel, tourist guides, and local restaurants to eat great tacos, all within a walking distance. I liked that the receptionists were friendly and will always tells to enjoy our day. If I had to mention it, then it will be the bed, my partner mentioned to me that that the bed was not very comfy. But other than that, we have noting bad to say about this place.

One of the most well-designed apartments I've stayed in in playa del Carmen. Having the second bathroom was key. Rooftop amenities were great and we enjoyed them. Location is top notch. Things outside of the control of the apartment is nearby construction, but they were done by 5:00 p.m. everyday. If you want sun in the apartment, look for units facing the airport as the other side of the building faces another large condo building, so the lower apartments do not get sun. I was surprised to find there was no mattress protector or mattress pad for the bed, and only two small pillows for a king size bed. The rest of the apartment is so upscale and then that type of treatment on the bedding cheapens the experience. For very little money there could be a great improvement in luxury feelings. Also, a couple bottles of water when arriving is always a nice touch, not everyone brings water with them directly..
