Hotel is clean and seems to be well kept, but has a very outdated decor. No blackout curtains or blinds. Parking is for a fee. Every single little thing (like bottled water) is also for a fee.

Should be better warned about the $10 a day parking charge and $17 breakfast "buffet" charge.

Convenient location. Friendly dining staff; good service.” Room was older, not updated. Bathroom smelled bad, particularly the toilet; inadequate ventilation in bathroom. King mattress sagged on one side of the bad. Some down pillows were worn and needed to be replaced. Front desk told us they would replace the pillows but that didn’t happen. Front desk: no one at front desk upon arrival; waited about 10 mins and finally walked over to the Homewood Suites side of the building for someone to check us in. The person from Hilton side of the hotel then appeared and checked us in but was curt, unfriendly. We were charged $10/ day for outdoor handicapped parking space although there was a large half empty parking lot. (this was not clear when booking the room). We were charged outrageous $125 refundable deposit for “incidentals” and told by front desk it could take 5-6 business days for the charge to be removed from our credit card.

The staff were professional but not particularly engaging or willing to go the out of their way. The hotel was spotless but could use some refreshing. What aggravated me was the parking now has a mercenary upcharge. I have stayed at the property multiple times and it has a HUGE outdoor parking lot and now they are charging for it (as of march 2026). No parking attendants, or security, just a big lot outside the hotel that can more than service the patrons. NO reason to charge.

Only 30 minutes from Dulles (IAD), lovely room with mini fridge, microwave, and Keurig, both breakfast buffet available (currently $17) and al a carte menu. Highly recommended!

Hotel needs new carpet in rooms. Paying for parking at a hotel in the suburbs is ridiculous.

We did not use the breakfast or many of the amenities, so I can’t really comment much on those. One thing to note is parking is not free, which surprised us a little, and parking spaces became limited later at night since the lot is shared with another hotel next door. Overall though, we enjoyed the stay. Nothing flashy or luxury-level, but it felt safe, comfortable, clean, and fairly priced for what you’re getting.

The front desk and housekeeping staff were friendly and helpful. Also on the plus side, the pool is larger than comparably priced hotels. But for a Hilton, overall management was not attentive. Example one. The fire alarm went off, apparently a false alarm and the third in a matter of days according to another hotel guest we talked with outside waiting to be let in again. Example two. The swimming pool area was not clean. I stepped over matted hair on the tiles, used towels were strewn about, and the hot tub was out of order. Example three. The laundry room tables needed to be wiped off and the front loading washer was out of order. A well run hotel might have one of these issues, but not three.

I travel a lot and it is the very first time I stay at a hotel with such a bad and noisy bed. I think they have a metal old base. Horrific! Will never stay there again.
