Excellent location just a few minutes walk from Spanish Steps and the Metro station, very secure building despite being in a high traffic pedestrian zone. Thais and the rest of the staff were very accommodating, making sure we had everything we needed. My parents had room 6 which is larger and quiet. Thais was able to switch me to a room that faced the inner courtyard rather than the street to avoid the noise. If you're a light sleeper, avoid rooms 1 and 2 that face via Condotti. My mom injured her ankle during the trip and Thais made sure we had access to ice after hours when there was no staff on site. They also took care of repairs like slow draining shower and AC not working very promptly. Beds were comfortable. Nothing really, but if you're arriving/leaving before 7 am or after 3 pm and you need help with your luggage, be aware there are two flights of stairs you'll need to carry the bags up/down as the elevator does not go directly from the street level to the level of the townhouse.

We were a group of 8. Booked 4 rooms. Their manager Thais was so kind helped us from the first day check.in, such as luggage carrying, Roma famous places suggestions, good restaurants, everything and anything about our vacation in Roma. One of.the best experiences of.my traveling. She cook coffees, prepares breakfasts and arrange our transportation. She took great care of.us. thank you very much Excollect location, great services.

Getting there was a bit confusing, as there were many keys. After passing the second door, there are two doors next to each other, and due to fatigue and wanting to get there quickly, I didn’t immediately identify which one I needed to use to go up the stairs, take the elevator, and then use the stairs again. It was confusing at the time. Perhaps a small sign or label could help make the entrance process smoother

This was an amazing place to stay in Rome — the location truly couldn’t be better. Right in the heart of everything, yet surprisingly peaceful and quiet, which made it such a pleasure to come back to after busy days exploring the city. A huge highlight was the hosts, Thais and Alessia — they were incredibly helpful, kind, and genuinely caring. They went above and beyond to make the stay special and were also just so lovely to chat with, which made the experience feel very personal and welcoming. The tours offered by the BZAR Hotel Group were also wonderful and added so much value to the stay — well organised and a great way to experience Rome. I would absolutely stay here again and highly recommend it to anyone wanting a central, quiet, and truly welcoming place to stay in Rome.

Thais was very warm and friendly, and she helped us with every question we had. We came as mother and daughter to celebrate my mom’s birthday. The hotel’s location was amazing—very close to everywhere—and the security was excellent. The small birthday surprise Thais prepared for my mom made us really happy. Breakfast was ideal; we usually didn’t eat at the hotel and opted for grab-and-go items, which were very nice. We thank Thais very much. We will definitely stay here again on our next visit. Actually, everything was great. When you visit Rome, you don’t really need a fancy hotel because you spend most of your time sightseeing you only go back to the hotel to sleep and rest. Location is the most important thing, and this place had a perfect one: quiet and secure.

The house manager was wonderful and made great morning cappuccino for the guests. She even provided gluten free bread. The location close to the Spanish Steps and walking distance to many restaurants and popular sites. Bed and linens were plush. Nicely decorated and maintained room. I didn’t realize the room wasn’t in a hotel with evening check-in which meant we had to walk 10 minutes to a sister hotel to pickup the keys. Also there were a number of stairs that couldn’t be avoided with the small elevator.

The service provided by the staff was one of the best we’ve received in all our travels. They were friendly, helpful and accommodating. The location was excellent, you can see the Spanish Steps from the front of the townhouse and the Spagna metro is to the left of the Spanish Steps. It is also very safe, takes 4 keys to reach your room. Not much

The staff was exceptional and made our stay a wonderful experience. Both ladies at the reception were extremely helpful with recommendations for the area and went the extra mile to accommodate our late departure. The location is very convenient to all the sites. We highly recommend Townhouse Condotti 29. Take it slow going into the rooms. Our room had a step down.

If you want to live in heart of shopping district there is no other place better then this. Wonderful location right near Spanish Steps and very close to the metro station. Thais goes above and beyond to make your stay convenient and constantly in touch once your check-in dates are near. I would book my stay with them when i return back to rome.

The hotel is in a prime location near the Spanish steps, though difficult to find due to lack of signage. Thais, the manger, is charming and thoughtful and does everything to make your stay comfortable. And Fred was a great help with carrying our luggage. Too many steps to navigate with luggage. Our room was small, including the bathroom, and needs better lighting. Breakfast menu needs more fresh variety (better bread, for one item). The hotel should graduate from room keys to room key cards.

Super cute rooms; very secure! Have to go through 3 locked doors just to enter the hotel; Delicious breakfast served in the mornings; Alessandro was PRECIOUS! Very welcoming and helpful, always had a smile on her face. Instructions on how to find the location (from the street: enter hallway, go to gate halfway down the hallway, enter and go up stairs to elevator; take elevator to floor 3; go up set of stairs to door way to hotel location).
