Noisy environment at night from 8pm till 3am. not conduive for resting at night. I was promised a soundproof room and got opposite. Access to reception and rooms - not well designed stairs for luggage movement making it not safe and welcoming. Old linen and blankets not well cleaned Staff not so friendly and presentable

The water is cold

Nothing The fact that this establishment is adjoining a bar/nightclub that plays its music so loud and until 2am - so much so that the building, my bed and my eardrums were reverberating from the noise. It is impossible to sleep through this and I am shocked that an establishment like this is allowed on the booking.com platform as essentially one is paying for a sleepless night.

Inn & Out Plus Rosebank is extremely well situated in Rosebank - it is within walking distance to all amenities and attractions and eating establishments both in Rosebank, Parktown North and at a push Hyde Park (a slightly longer but manageable walk). The room was compact and neatly arranged - strangely the fridge was not in the kitchen but in the bedroom area within the cupboard. Nice, fair sized bathroom with great shower. Two double beds in the unit, both extremely comfortable and blankets warm enough for the winter chill which made its appearance! Certainly a good, budget friendly venue for international travelers and for a staycation - nothing over the top fancy but very good value for money - a few negatives to note mentioned separately. Unfortunately, I don't think anyone has checked the microwave because there was a packet of McDonald's fried in the oven and when we tried to use the oven a few sparks flew inside so we thought best not to blow ourselves up and didn't use it. I don't think anyone has used the kettle in about 5 years - there was something growing inside it which looked like some form of food which had been thrown into it - sad that guests behave in that manner. The black out blind for the large window to the balcony was torn and only with some gerrymandering was I able to close the blind into the door to get rid of the light and block out some of the outside noise. Anyone knowing the location will expect noice from the club below but it is not bad and the revelers are a bit loud after their night out in the early morning. Sadly the soundproofing of the room is not great - staff shouting to each other at about 5am when they start and unfortunately one guest who decided to fight with her partner all night not effectively blocked so we had all the drama included in our stay - not much owners can do about club noise nor inebriated guests.

Space of the room and great layout 1. The fittings in the room were had some flaws ie. Uneven tiling and bathroom door that doesn't close properly. Also the hot and cold on the shower was swapped. 2. Room I was booked in was situated above a club where music was playing up the room, making it difficult to sleep until 3am 3. The blanket provided had a large white stain on both sides

Value for money. Perfect location if you don't have a car. Many places close by. Staff remembered me from my last visit. They made it seamless when I added an extra night. Just wish there were plates and bowls and mugs for two because I booked for two that's all hehe.

The view is incredible and it's close to the coolest mall , it's a nice place to explore The noise from the near pub

The view because we had a balcony. On a day of our arrival we requested for an i ron they didn't bring until we left for our dinner date, we were getting lost didn't know where is the antarane nobody came into our rescues, the following morning we requested for an iron again they didn't pick up the phone, after an hour of trying they then gave us.

Everything was great That the water ran out and that was just horrible guys it ran out half way through the stay so couldn't shower or even flush the toilets in the morning

It was absolute value for money and it felt safe and comfortable. They can add a lounge table.

The shower was not clean and the bed cover was not ironed

The place itself was ok. Because of the nightclubs behind the walls, it is very noisy at night.

The hotel is not providing a soap and no late check out even for one hour.
