The property was comfortable and in a nice quiet location. The property owner was friendly and welcoming with Merlin the doggy was adorable. I can’t think of anything I didn’t like.

Nikki and Merlin were very welcoming hosts. Location was perfect with the town centre being only a few minutes away. The room was lovely with a beautiful 4 poster bed, plenty of storage and was very clean. Breakfast was good locally sourced meats and perfect poached eggs. Nikki was a great help in recommending local restaurants and days out. Will definitely be returning. Leaving.

The Arches B&B was perfect to my needs. Just 10 minutes pavement walk from my event venue in St Austell centre, and a further 5 minutes walk to the railway / bus interchange. Communication with Nikki was attentive and responsive - always an important consideration for me. My ensuite room was bigger than expected, comfortable, and with all facilities I could wish for. Bed was comfortable, and bedlinen of exceptional quality. It was a pleasure to meet with Nikki, and her friendly dog briefly on arrival. Happy to recommend The Arches B&B. The adjacent stone viaduct is also worth a moment to appreciate.

I picked this B&B as it was the best value. The landlady was very helpful and friendly. You made choices for breakfast the night before on a simple form. I was given a key for m my room and got the front door, so I could come and go as I pleased. The room was clean, a good size and the bed was very comfortable. The ensuite bathroom had an electric shower. The B&B is almost next to the St Austell viaduct in the St Austell River valley, so a very pretty location. My room was at the back, so very quiet. The location is pretty quiet anyway. It's walking distance from the middle of St Austell, where there are restaurants and the cinema. Small thing - the soap tray in the shower had a slightly sharp edge. It's a little tricky getting a car in and out, and it's easy to miss.
