Collection O Kaab Downtown Tulum

This hotel needs some maintenance. It was OK for one night. Glad we didn't have to stay longer. Towels and pillow smellled. Asked for clean ones and was told that's how they were due to humidity. It was a very basic room. The bathroom needs attention. Overall fair to poor. Would ot stay again.

The hotel has excellent management. Daniella is outstanding at dealing with guests and is supported by an excellent front desk team. Everyone is very friendly, attentive, and always ready to help. Nothing to dislike. Any issue is handled quickly and efficiently. Everything was perfect.

The communication and transparency of the property. We didn't have hot water the first day and asked for a solution. The front desk didn't communicate with us properly until the next day. Also the main issue is that there is a school in front of the hotel. If you come to rest and sleep later than 7am this may be a problem.

Nice pool, comfortable rooms, helpful staff. A but off the center

I booked this for clients coming into town and they said their stay was lovely. Kaab had everything they needed to their short 2 day trip.

The staff (afternoon shift) was kind and helpful. The room was clean, and the staff were kind and helpful. However, I experienced intense itching after lying on the bed during the night, which made it very hard to sleep. I even changed to another bed, but the issue persisted. I’m not sure if it was bed bugs or something to do with the bed sheets, but it was quite uncomfortable. Fortunately, I only stayed one night and didn’t experience any itching before or after at other hotels, so I believe it was likely something with the bed sheets at this hotel. I hope the management can look into this, as the overall service and cleanliness were otherwise good.

René did made us feel very welcome and was during our stay very helpful ! (Thanks René) We were able to leave our backpacks before check-in as we came early Big clean room with fridge, fast internet.

Incredible welcome from receptionists Alexis and René, I've rarely seen receptionists so kind and helpful!!! They were the driving force behind my stay. I will be forever grateful to them, my god! By the way the room was oustanding Thank you to them!

Good rooms, comfortable beds. The bathroom was not properly cleaned. Sheets were clean. Very nice and helpful staff. Great location. Right next to a bike rental with good prices.

The room is clean and sizable and the pool is nice. There was no staff when I arrived so waited at least 15 minutes before someone showed up. There was no breakfast and a lot of work being done around the hotel which made hanging at the pool alone as a woman quite uncomfortable with men working around.

Nice and clean room. Refreshing pool. We didn't have running water for almost a day due to some neighbourhood mishap; the hotel's own water reserves for such situations are obviously very modest. The restaurant staff was nice, but they are really slow and/or insufficiently organised in fulfilling their duties. Waited over 45min to get our breakfast. Tulum in general is pretty hectic and way too expensive. Would recommend anyone to spend as little time as possible in this inauthentic town.

The receptionist was very nice and available for every request we had. He also booked a tour for us, which was amazing. On the last day, there wasn't electricity in the morning, so we had no water

The price, not too expensive and has a nice pool and restaurant. No issues everything was good.

Walking distance to the city restaurants and bars and not so far from the beaches. Less than 10 min with a motorbike. The restaurant at the hotel has delicious food for lunch and dinner with a fair price compared with other places around. The staff was super friendly and even tho some don’t speak English they really showed very good effort. We didn’t have water for hours multiple times but I heard it’s normal in Tulum. Had to go “shower” in the pool before going out ?

The hotel was located in a nice and quiet area with a lovely pool area and really friendly staff. Some of the staff didn't speak much English but despite this they gave an excellent service with help of today's modern technology. The rooms however are in need of an upgrade, especially the bathroom. I didn't feel clean after having a shower in there and we stayed in 3* hotel during our Mexico holiday that had much nicer rooms and bathrooms, so we were a bit disappointed.
