The towels and bedsheets were with stains. The water was barely coming out from the shower. No elevator.

Location was great walkable distance of 5 mins from Tulum's city attractions and next to bus station. Room was decent with airco, fan and nice build in beds. The toilet cap was a bit mall and broken and could have been fixed before our arrival.

Location Towels are extremely old, worn out and stained. They need to buy new towels.

We stayed in 2 rooms. First one was so loud, facing the street we ddin't get any sleep. Second was too small, so smalll that when you unpack suitcase you barely can walk around the bed. Beds too firm and unconfortable, and again a lot of noise coming through the windows facing the main stairs. Staff although kind doesnt speek a word of english, so very difficult to comunicate. Looks better in photos than IRL.

The location is very good. Right in the downtown area and right in front of bus terminal. You don’t need to pay huge taxi fare to get there. Just get ADO bus from airport and it will drop you right in front of the hotel. Location is very near to beaches, hotel zone, tulum archeological site Less amenities, the swimming pool doesn’t get much sunlight. Being a couple, we still got room with two single beds instead of a king/queen size bed

Distance to bus station Bird poop on the windows, no chair or trash can in the bedroom (only the toilet paper trash), bathroom sink didnt drain properly, very noisy (you can hear every 10min another ado bus backing up, if someone watches a movie next door, noise from neighboring bars or similar, if someone rings the bell at the reception; despite having a room at the back away from the street)

The location is very convenient, right next to ADO bus terminal. The atmosphere of the hotel is very pleasant, with lush greenery and a small pool. The room had all the basic amenities, a good working AC, and the pillows were the best I’ve ever had in a hotel. The bed was very comfortable. There are many restaurants around. It’s also nice to hang out in the hotel’s communal area. Overall, I am very pleased with this stay and will be back.

I’ve stayed here before. Good for overnight stay literally across the street from ADO. Clean! I asked to change the room from the street side but they said no.

Modern, clean. Good WIFI Located behind bus station therefore it can be noisy. I had a room right on the street side.

Great location, walking distance to the bus station and downtown. Very minimalistic but attractive, clean and comfortable. Loved the open-air courtyard. Highly recommend.

Super cute Hotel right behind the Ado bus station. Very aesthetic and new built. Cute very small pool and a tree/staircase in the middle. Our room was spacious on the 1st floor. The wifi is VERY on/off again… We could heart a lot of noise from the bus station (as explained). The sheets went we came in had stains (they replaced when asked).

The room, the staff, the position, a lot of green in the common areas Common area could be better maintained and cleaned from the leaves that fall from the trees above, so that more people can use it. We still used it and enjoyed it a lot every day of our stay!

Very well located. Clean basic room, comfortable bed. amazing value for the money. Javier, the owner was very kind and helpful. I did read in the reviews about the noise, yes you do hear the cars but it wasn’t enough to wake me up or bother me at all.

So I wish I knew his name but the guy desk was awesome. I went downstairs in the morning looking for breakfast and he said they stopped serving breakfast and I said we'll booking says that it's breakfast included. He was willing to go to a restaurant and pick breakfast up for us but I said not to worry about it. So really there's no coffee on site but he made a pot of coffee and gave me a cup but didn't have all the stuff of creamer and the sugar which is fine. Honestly I'm easy to please. The room was small but very comfortable and very clean. I mean you can't beat the fact that it's right across from the bus station too. The courtyard's really pretty to hang out in all I would say here again

The only thing that I wish they would have had is an elevator. We stayed on the 3rd floor and I have knee issues it makes it difficult with luggage. Otherwise location is great ?

Clean room, helpful staff Room was not ready at check in , botched Airport shuttle they said they would do, but got me a cab , just a little inconvenient

The staff was so helpful and ready to assist with all our requests. Omar was amazing in explaining everything and giving so many necessary tips for our stay in Tulum. There's no lift to reach the third floor. The room doesn't have hairdryer, chairs or hangers. The wifi connection in the room was so bad.
