The place was fantastic. The location is perfect. I would go back in a heartbeat. The staff are very friendly, helpful and genuine. There are two outdoor gardens on the ground which is rare for the area. We loved the back rose garden on the main canal. I highly recommend this place. You will not be disappointed. I will stay there again my next time in Venice which can't come soon enough! Tip - regardless of where you stay (I recommend this place). Hire someone to port your luggage. When we arrived, it was hot and fairly busy. There are a ton of stairs over the bridges and having someone taking your luggage on a cart directly to your hotel makes the arrival experience much better. The concierge will book someone to take you back upon checkout. Highly recommended. Another day in Venice would have been great. Our room was on the main floor and very spacious and furnished very nicely. We definitely loved it, but I remember hearing the kitchen near one area of our room early in the morning. It really didn't bother me, and my wife probably didn't notice. This is the only thing I can think of to put in this spot. The place is fabulous. I definitely recommend it.

Pleasant and quiet environment away from the main bustle of Venetia’s main tourist area Our room was close to the breakfast area and it was noisy. For the price charged we should have a gotten a quieter area and include breakfast in the price.

Beautiful building on the grand canal. They have a boat dock which meant we were able to take the water taxi directly to it. That being said we came from the train station and had we known about luggage porters we would have passed on the taxi. The property is very close to the train station it’s only the big bridge that’s an issue with the luggage. The rooms are clean and spacious. The bathroom amenities are top notch. I believe we had the basic room and it was fabulous. They have tables on the grand canal in the rose garden where you can have your breakfast. Similar to many other 4 star hotels in Italy outside of rome, no one is there to help you with the luggage. We arrived in the evening. Made our way from the private boat dock through the back garden in relative darkness. Once at the door we knocked and got the attention of the receptionist. After she opened the door for us, myself and two elderly companions, she watched us struggle with the luggage without offering any help. It was awkward how she was just standing there and staring.

Location was excellent. No staffing in the evening. If this is the case they should provide access to common shared items such as wine glasses, wine opener. Plates. For those wanting to lounge in common area with their own food/wine.

The breakfast staff was kind, helpful and always there to assist. Also good to see Carlo again, he is a wonderful person. The door to the garden area needs a closing cushion to make the sound of operation quiet. The shower floor is very slippery when wet.

Being on a corner between the side and main canal. Having a beautiful garden all around. It was the most charming place. Close to the grocery, restaurants and bistros. The updates and comfort level. The staff made arrangements for me to arrive via taxi and water taxi. Everything was organized to perfection. Same on the way out, nothing was left to chance. If anything at the hotel is a slight disapointment, the staff more than makes up for it. Breakfast was nice, plenty of choices; protein, waffles, biscuits, every coffee you can want. If you are an early riser, someone is there to help and with a smile on their face. No coffee for the coffee machine in the toom Water is extra Nothing was complimentary aside from basic soaps and towels

We would return just because of him . Our room's view from the room was all we could ask for. The breakfast attendant was also very much appreciated with her smile and great cappuccino. The Jacuzzi tub / shower was difficult to get in and out of and could use a step for safety reasons alone.

The location was great, so easy to get to with a bag and the private gardens were nice to relax after being around crowds all day. In addition the staff really made this a special experience and were very friendly ?

Staffs are very friendly and helpful. It has 24 hours front desk service. Room size is decent and adequate for 2 persons. Distant from the train station wasn't overly far, you can walk to the hotel if you have a manageable size luggage. Overpriced room rate. Breakfast considers expensive as choices are limited.

This place has great views of the canal also the breakfast was very good and the staff was excellent. The Hotel is a 5 min walking distance to a Vapporetto stop. Rooms are huge with lots of space. Well there is nothing bad to say..just a suggestion we had a bit of a hard time finding the entrance specially if you are first time going to Venezia Perhaps a bigger sign at the front entrance.
