Location. The front desk staff was amazing. The bed and pillow were uncomfortable.

Location seemed just about right - just a 5 min walk from main tourist spots and key water taxi stop. New property and nice staff and amazing breakfast.

Breakfast was excellent, offering a wide variety of fresh and high-quality options. There was an impressive selection, including fresh pastries, sweets, fruits and vegetables, jams, cheeses, olives, tomatoes, boiled eggs, yogurts, as well as tea and coffee. Everything was wonderful, making it truly one of the best hotel breakfasts I have ever had. The room was spacious, comfortable, and impeccably clean, which made my stay especially enjoyable. The hotel’s location is very convenient, with easy access to St. Mark’s Square and many of Venice’s main historical attractions. I visited in February during the Venice Carnival, and from the moment I stepped outside the hotel, I came across people dressed in beautiful carnival costumes along my walk. As I made my way toward St. Mark’s Square, I was able to fully enjoy the festive atmosphere, which made the experience even more memorable. Thank you for such a wonderful stay!

They didn’t put new towels after we left them on the floor the second day of our stay. They actually put them back on the rack. It it wasn’t for this reason I would have given a better rate.

Gorgeous property and Beautiful styling, tasty breakfast and kind staff. They offer a panoramic boat tour that’s a much better deal than a gondola and shows more of Venice. Not so much a tour with a guide, but a nice cruise through the key parts of Venice. Beds were incredibly firm, side sleepers beware. Woke up quite sore every day. Someone had a dog whimpering in a nearby room, and noise from neighbor above us due to limited sound insulation in ceiling.

Exceptional hotel, everything looked brand new, beautifully designed rooms, well located and delicious breakfast.

Nice, modern, clean, fantastic shower, good location - kind of tucked away from the crowds but still very accessible to the main square.

The location was perfect... staff was attentive and very helpful with all of our needs. Honestly, i just loved where we were at... it has the old Venice feel. The breakfast was great and served with a smile. Our upgraded room was perfect for our stay. nothing really... definitely a great time of the year to visit! I wish we could have stayed longer :)

Served a nice breakfast. A short walk from St. Marks Square. Excellent restaurants just outside.

Dark red walls in the room

We loved our stay there. It was very nice. You could walk anywhere you needed to go. They helped us make all kind of arrangements for tours.

1st time to Italy. I have nothing to compare it to. It was clean, roomy, good breakfast, and near many attractions.

Paid for breakfast with our booking but were informed at check-in that breakfast wasn’t served until 8:00 which would be too late as we has an early departure. Then when we came down to check out the next day a bit earlier than 8am we discovered breakfast was actually being served. I commented that breakfast was being served staff commented there was a large party and then that we could have breakfast but it was done in a way that made us feel unwelcome even though there was plenty of space. We were rushed and did not enjoy the meal and I felt we were cheated.
