Quiet, free mini bar, water, made to order breakfast eggs, incredible staff, arranged water taxi and also drop off to the pier, ramp at entrance, spacious bathroom and room with sunroof (electric blinds built-in), walking distance to the station and water taxi pier and bus/taxi terminal to airport, good wifi, clean, with garden to chill and library to work

What a great location! Just a couple of minutes from the grand Canal and Venice train station, this gem of a hotel is tucked into a residential area, avoiding the major tourist routes. There was a beautiful enclosed garden for us to enjoy an impressive breakfast buffet, including cooked eggs, as well as a place for the perfect aperitvo provided by the hotel bar staff. We found this to be a perfect location to explore all of Venice, whether we walked to the main tourist sites or took a water taxi. I would definitely book this hotel again for my next trip to Venice. I would’ve loved to have had a coffee maker in the room, but that is the only thing I could think of. Everything else was perfect.

Location, Staff, Breakfast, Bar when open Bar is closed on Tuesdays. This also effected room service.

This is a beautiful hotel in a quiet neighborhood only a short walk from the train station. All of the staff are very friendly and accommodating. Especially noteworthy were Veronica at reception, Elia the bartender, and the women serving breakfast.

Everything! Our visit was too short!

The staff were the friendliest we encountered out of the 4 hotels we stayed at in Italy. Elia, the bartender, was especially great walking us to the gondola ride and introducing us to his local friend's restaurant. The front desk lady was really nice and helpful booking our water taxi to the airport. I liked that the neighborhood was off the beaten path from the main touristy stuff, was very peaceful.

We loved everything about this boutique hotel. Booked a junior suite, the room was a good size, the shower was amazing and the breakfast buffet was one of the best we had in Europe. From the time we checked-in until we left, the staff were exceptional. Will stay here again

The staff was exceptionally friendly and professional. Our room was not very large but it was beautifully appointed, as was the bathroom. I would definitely stay there again if we return to Venice. Nothing. Location was quiet and convenient.

Staff was attentive and prompt. Tina even remembered us the next day and knew which coffee each of us preferred (party of 4). Would've preferred two keys for the room since the card controlled the lights. Also the vanity is rather small, not much room for keeping makeup and toiletries. Also wish that the bedding was better quality and didn't have a strong detergent smell. Pillows and blanket felt plastic.

The property is in a perfect location. Anna was our server for breakfast every morning and she greeted us with kindness and attentiveness. We’ve stayed here twice and can’t wait to come back.

And the location is great, in a calm small area. Easy walk from the train station and also close to the vaporetto stop, which is very important in Venice. Nice petit breakfast.

Such a great experience. Lovely staff. Great patio.
