Ocean Sands at York Beach

Excellent property.. Clean and very helpful . The owner provided is with some great locations to enjoy our trip!

Super clean and modern and beautiful hotel! The pool was nice. The staff were super friendly and kind and helpful. Would have loved more of an ocean view but it was a really nice room and location!

The fixtures in the bathroom needed to be affixed better. Add more hooks to be able to hang jackets etc.

Second time staying here. Love the access to the beach. Pool is nice. Had an issue with our key cards but it was fixed right away. Would definitely stay again.

Great place if you are travelling with your dog. Nice decor and very clean. Great beachfront location. Convenient coffee shop/food truck to satisfy your cravings. Overall, satisfied and would stay again. Things to improve: wifi could be better; only worked outside the room. Shower was tiny.

We booked one night here for 8/14/26. We booked thru expedia and it said it was a king room for 3 people. It was my wife, myself and our 20 year old son.. We assumed it had a pull out couch etc for the 3rd person. We were wrong. Before we checked in I asked at the desk because looking at pictures you could not see anything other then the king bed. Roman was working the desk and said he would make a note that we need an air mattress. When we actually checked in after 4:00pm he was no longer working and the person that checked us in was surprised that he would have said that. No air mattresses available. We checked in and it only got worse. The toilet still had skid marks in it, the entry sliding door had no screen like all the other rooms(we were in room 8) , the shower toiletries were just laid on the floor in the shower because there is no shelf to put them on or brackets to hold them in the slots on the back of them, and the shelves that were in the shower were angled downwards which makes no sense.. Can't make this stuff up. Also, there was only one ice machine located on the second floor of another building. The front desk was able to give us some crushed ice from another area which was very helpful and appreciated.. For the price we paid we were extremely disappointed. Currently waiting to see if we will get credited for the mattress we had to buy. Do not book a king suite thru expedia unless you are a throuple!! Will update with their response.

Shortly after we arrived we realized that the floors were extremely dirty, our feet were black. I told the front desk and they said they would clean them, they did not. We noticed after that the counters were still dirty, coffee splatters. Hair in the bathroom. Then after returning from the beach realized the tv wasn’t working. I went back and explained everything, someone came and fixed the tv, but I was handed nothing but an apology for the disgusting room. It was disappointing after spending almost $800 to stay in a dirty room.

The rooms were clean. Appreciated how they had a limited selection Starbucks on site. The issue we had is the integrity of policy. We booked in advance and realized that when we checked in, the price had dropped by half and they wouldn’t honor the updated rate. We only noticed it because we were going to book a second night and noticed the drastic price decrease. In my opinion, if you “catch” the update, management should honor that for you. Location was also kind of seedy. Parking was a mess and hard to find check-in and room.

Super helpful staff

The property itself has promise but lots of run down out of date equipment. Our air conditioner was moldy and the front cover was broken/detached. It also leaked on the exterior which was the porch. The screen on the slider was ripped open and the screen didn't close all the way. Second room screen was missing altogether. If the owner invested in repairs and upgrades, would be a great place to stay.

The bathroom floor was not updated with the renovation’s and wore shoes as it was dirty. It was the original floor before the new owners bought the establishment. The positive is the size of the room, the bed/bedding is super cozy and its pet friendly. So is the staff!

The place is across the street from the ocean. If you're into hanging out on the beach, the location is perfect. We're a young family and this hotel is on a more quiet stretch of the road which is also ideal for us. The pool area isn't large but it is very clean and nice for a dip after a day in the sea. The maps on google bely the fact that there are places easily within walking distance: restaurants, light fair, shopping, and just generally nice stuff to look at. Where this is on the beach is rocky and if you're a beach bum check out the tide tables, the ocean comes right up to the rocky shingle. I'd highly recommend wearing your shoes down to the beach. The not-as-good: First up pricing- I booked w/Expedia on a pay later option. About 2 weeks ahead of my trip I called to make a deposit and when asking for my remaining balance I was informed that my total cost to stay was ~$600 more than my Expedia booking said it would be. What I found out was that the resort didn't recognize the Expedia price. Expedia was unable to do anything about lowering my price and the resort wouldn't budge. If you book- pay it all up front. Our room was available 45mins early but it wasn't clean. The floors and interior of the microwave in particular were dirty. House keeping comes every 3 days; keep this in mind. Everything in our suite always felt sandy. The hotel can be loud at night, there were many nights where the people above us were banging around at 1am.

We were there for 3 days, but the trash was not picked up until we asked on the 3rd day and towel swap over as well.

We stayed one night. Room was ready on time however, the floor still had sand residue, and the toiletries in the bathroom were not replaced. They allow pets the room across the hall had a large dog and it barked incessantly through the early morning until we checked out at 11 which was very disturbing. I believe if you allow animals cell phone number should be given when the animal becomes an issue with other guests that they need to come and pick up their dog.

There were not ice buckets on the 3rd floor level. The ice machine was on the 2nd level. Others were speaking in the pool about the lack of ice machines on 3 floors. We had to use a plastic bag for ice in our room. Parking spots were limited. You could not go into the ocean until the tide was low. Other then the above we enjoyed the pool and location.

Room was nice and well kept. Pool was not as well kept. Location and proximity to the beach was great. Parking was difficult although by allowing people to park on the grass it allowed us to be able to park without leaving the property.

The property was well maintained and pretty clean. The rooms could have been a little cleaner. Some of our towels had hair on them and the floors were already sandy when we arrived. We loved the little market that they had in the office. Especially the mini Starbucks! The worst part was that they have a policy where they only clean your room after the third night. So basically if you stay for a week you get your room cleaned once. But overall it was a really nice place to stay for the price.
