Staff were friendly and efficient at check in. Rooms had no sound proofing from outside noise. No hot water for shower.

The bed linen was clean. The first concierge was lovely. And they have a very talented photographer – because in the photos online the rooms looked fine. The hotel is under construction with only one lift available and the concierge desk located on level 4. I booked and reconfirmed (via email and Booking.com) a 2-bedroom apartment, but this was not provided. The room I was shown: Had a long hallway with a single bed placed in it Included a strange couch setup with two more single beds behind it Had a small kitchen resembling a repurposed office kitchen Contained one bedroom, which led directly into the bathroom Was not a true 2-bedroom apartment and did not match the listing Alternative offered: Two separate rooms instead of one apartment Option 1: Adjacent rooms on level 1 (with warnings of severe road noise) Option 2: Rooms on separate floors (not suitable for our needs) Room condition and issues: Windows were not double-glazed, and some were broken One window was smashed and boarded up from inside Significant draught made the room extremely cold Extremely loud due to poor window insulation - Ear plugs offered (inadequate solution to the problem.) Street noise felt as if sleeping outdoors Late-night disturbances (karaoke, music) Early morning noise (street activity and construction sounds) Electrical concerns from sparking power point and aircon on extension cord. Rooms appeared to be converted office spaces Carpet tiles seemed old and worn Cabinetry looked newly installed but damaged or second-hand - chips, dents, broken drawers, and poorly fitting for space Bathroom was old and dated, with a newer shower screen installed. Mirror unusable due to height of installation. Numerous unfinished details (paint splatters, poor finishing) Appeared rushed and not properly cleaned Appliances (aircon, kettle, microwave, fridge) shared insufficient outlets. Mini bar cabinetry didn’t close properly. Staff stated renovations were “almost complete.” I hope they were joking. TLDR: Should have cancelled booking the moment I didn't get the room I booked. The experience went downhill from there.

Room was nice The elevator

location, cost Access after hours difficult, no effective hanging space, no iron, nowhere to work.
-
The facilities are aged but beds comfortable.
-
They also kept ringing us about being late for check out even though we had another day on the booking
-
The smell the washing at the lift no windows to open blinds didn't fit to stop light bed moved apart and was very uncomfortable

Location was great, but street noise was an issue. Nightclub could be heard all night as windows didn't close No towels, 1 very thin pillow per person. Bed was lumpy and uncomfortable. Very dirty looking. Street noise was very loud all night and there's a bar just across the road and windows didn't close. Air-conditioniner vent broken, so it was all or nothing. Definitely would not stay again.

STAFF VERY GOOD Very noisy, not cleaned. renovations going on . grubby walls . windows dirty and sticky on the inside . one lift not working the other lift very unreliable .one box air conditioner which was very ineffective and a fan in each bedroom but no working powerpoints in one bedroom. Only 3 powerpoints working in whole unit

I thought it was only a "room"; but it was more: - I was pleased with the "mini-fridge // microwave" combo; as well: - the full lounge. There was no "soft" lighting, ie/eg: - no lamps (bedside or otherwise).:

The location was decent. Where do I start? The fridge in our room didn't work, we needed pegs on our noses to walk through the corridors and to stay in our room, the lift felt like it was on the brink of breaking down and the bathroom felt like a Bangkok brothel.

Passable

The hotel is undoubtedly in a fabulous location in terms of proximity to the city, Rundell Mall, Casino and Adelaide Oval HOWEVER... the hotel is old, rundown, it smells and ALL rooms face Bank Steet which is exceptionally noisy. There's a lively bar right across the road which is jumping until all hours and the street noise is relentless. Do not stay without bringing earplugs. There's a very good reason why this place is cheaper than most.... in very much need of an upgrade!!
