LiVEMAX Resort Atami Ocean

Great location, 5-minute walk to the beach; has a nice closed-air and open-air onsen with a great view of the ocean; and I highly recommend getting your meals there: both breakfast and dinner served a great variety, were buffet-style food of high quality.

The room was clean Booking said sea view, there wasn't one, the front desk said it was a partial sea view, this was a lie the balcony faced the rear of the hotel. The room had basic blinds so no way of keeping the sun out so 6am we had a fully lit room.

Location was great. Close to Atami Ginza area and great local places to eat.

Amazing beautiful specious room. Futon bed is not a sleep-able bed btw, it’s for tea time tatami. Super relaxing onsen and for woman you can see the sunrise. Super helpful English speaking staff as well!

New hotel. Location. Too far from Atami station

The room has a private onsen and has a complete set of skin care.. easy access.. approachable staffs.. The price was a bit expensive and they were mosquitos and a small cockroach in the room. We asked for a mosquito repellent but the establishment doesn’t have so they gave us spray for the insects.. the sliding door was glass and it’s broken.. the wash basin has brown marks on the sink..

Rooms were large and hotel was in a great location No English language Tv channels

Exceptional

Nothing particularly memorable. Sofa was nice. Booked a Junior suite with outside bath, only one sink so far away from the toilet (literally other side of the room). Carton of juice left in the cabinet (not ours) so not entirely sure how well cleaned. Chairs at the bar very battered, bar is useless really as no sink so if you need to clean anything up you have to trek to the sink. No cutlery for the teacups - surely some spoons? And why you need all those empty cupboards is a mystery. Very thin walls, only one thin futon mattress per person. Outside bath curtain and shades only cover about half what you need to cover up so completely exposed as you go from shower to bath. Buffet is ok but limited. Not pleased that they are happy to say oh we’ve run out when it’s supposed to be a buffet though to be fair they did bring out another plate of what we asked for after I asked twice.

The staff was very nice and held our luggage hours beforehand the check in without any money fee in exchange, they speak English as well so the interaction has been easier. They provided us pajamas, all the amenities, and the hot spring that face the sea was absolutely stunning Nothing

- My room had an ocean view. Based on the building plan I think most rooms look into a parking lot though. The construction so many other reviews mentioned must have been completed. Balcony had direct view of the ocean boardwalk. - Balcony onsen was clean and relaxing. The balcony has furniture (chairs and a table) which you can move to hold onsen snacks. The cars below did not make much noise and all you hear are the ocean waves. - Tatami sitting area was well-kept - Window layout and natural lighting were great - Bed was very comfortable - Room layout was well planned. The sink area led into the shower which led into the balcony onsen. - Breakfast was a decent mix of Japanese and western foods. It's separated into 2 time slots. - Balcony onsen seemed a little exposed? I could see the people walking by the ocean as well as the cars on the freeway underneath. The slats did not provide much coverage and half of the onsen (the side that led into the full balcony) did not even have slats. I was worried about flashing someone until it got dark outside. - Early check in (1 hour early) had a fee of 1000 yen which wasn't stated anywhere

We can be seen from outside when we are going to the onsen, or taking a shower. A bit shoganai.

The communal Onsen were nice, even though the view could have been better if the windows would have been cleaned properly. Our room was very spacious. The staff was nice. The buffet was big and had a lot of options. I particularly enjoyed the chocolate fountain at the dinner buffet. The dishes you could cook on the burner at your table were delicious as well. The other dishes were good, but nothing special. There is a rooftop terrace which has a great view but since we went in the off season there was no service. It did not bother us since it was really empty and we could enjoy our beverages from the conbini with a great view. The beach is only a few minutes walk away. The hotel feels a little bit worn and in some areas there should be more maintenance. In our room (4th floor with a private onsen) the shower had a bit of mold, the chairs and cushions had seen better days (tears, spots). The outdoor private onsen was kind of open and the street was busy so it could be loud at times, which made it more difficult to relax and enjoy the view. You had fixed time slots for breakfast and dinner and the buffet was really crowded at the beginning. Over all I would say it was an ok experience, we booked it because the beach was close.

Superb

Lovely friendly helpful staff. Excellent breakfast and dinner. Great spa and bathing facilities. Our ocean view on the fourth floor was a real disappointment, made worse by major long term construction work. Roof top terrace had no shade and was unusable due to baking heat.

The bed was comfortable. Location is great. The breakfast was very good, we really enjoyed the variety of food. Onsen is also great, we had a very relaxing time there. I also loved that there was a good selection of cosmetics both in the room and in onsen area Our room was supposed to have a sea view according to our booking, but it resulted that it hadn’t. When we approached the stuff with this question, they didn’t do anything about it and told us that there was no possibility to change the room. That is a pity that the booking details are misleading, and I would appreciate if the stuff would handle this question in a more helpful manner. Also, there was a strange thing with the roof terrace: it was supposed to have lounge area with sunbeds and umbrellas, but in fact it was absolutely empty. This was also a pity, because we wanted to chill in the lounge area in the evening.
