The outdoor area was lovely, featuring a beautiful tree and a refreshing spot to cool off. The breakfast room was also very nice, and the staff were friendly and welcoming throughout the stay. The property is located in a quiet neighborhood while still being within walking distance of Khao San Road, making it a convenient and relaxing place to stay. The property was a bit difficult to find, as the location listed on Grab seems to be inaccurate, which caused taxis to go to the wrong place. My main issue, however, was that I specifically booked a room with a balcony so I could smoke outside, only to later discover that smoking is not allowed anywhere on the premises and that guests have to go outside the property. It would have been helpful if this policy had been clearly mentioned in advance.

The rooms were nice and clean, a little bit small. Staff were kind and helpful, we liked the stay in general. The location is a bit tricky, no taxi could drive us to the hotel door or find the hotel so we had to walk a bit outside before ordering Grab.

The room was very comfortable, clean, and the bed was great. Breakfast on the second day of our stay was not great, in particular the noodles were not very tasty, although the rest of the breakfast was good.

Interesting area of bkk; Great design of the hotel around the huge banyan tree which made a great centre space for relaxing ; close to excellent river side restaurants Difficult to find on Google maos etc. car parking very difficult

Super friendly staff and a beautiful hotel built around a 400 year old Banyan tree. Very relaxing and only a 15 minute walk to Khaosan road. Would highly recommend! Can't think of a thing.

A little out of the way, but cozy and quiet despite being in a busy neighborhood. Breakfast was tasty with several, rotating Thai options. Not close to any metro stations or other public transportation. Staff were great for the most part, but not very flexible with timings. We had a morning flight and wanted to eat breakfast 10-15 minutes before regular service started. Despite everything prepared and ready we had to wait outside while the waitress played with her phone.

Had free ice and water (filtered). Breakfast was very nice as well, had different main food each day and the opportunity to make your own egg omelet. We couldn't fill up the bathtub. Had to have the air conditioning open all night and when we were coming back from a day out the room had a lot of humidity.

Excellent service and facilities. My only complaint is that the temperature of the shower was cool - I like a hot shower ?!

We loved the big trees growing in the hotel yard, all the plants, huge beautiful ferns. The staff were very kind and warm, helping us to have the best stay possible. The room was of a good size and comfortable, very clean and the bed was nice.

Great location to visit the temples and even Bangkok more generally. Quiet and a bit hidden from the streets. Clean as well. Great breakfast!
