Rooms are comfortable and accommodating. Decent amount of outlets, able to stream Netflix and Amazon. House cleaning is on point and efficient. Location is very centralized. As has been the case on previous stays here there are a few things that make me wonder why. Typical mold in the shower and behind the water faucet in the bathroom. Not a great degree of it but enough to wonder why it's not addressed. Then you have, and beyond their control, the school out front. Get a room on the back side of the hotel it won't be so bothersome. Also the breakfast is pretty basic and getting eggs cooked was unusually difficult this time around.

I suppose it’s value for budget.. the school across the street didn’t bother us at all- it was the thin wall and door between bedrooms that made the stay difficult. We could hear snoring and conversation from the guests next door often during the evening. The pictures are quite dated. The mattress if very very firm, so it’s worth noting for those who care. The pool area is not welcoming for a nice day to spend there.

Close to school, which means you will have school announcement/broadcast every school day in the morning. If you are not a morning person, you should take this into consideration before you book.

This is a lovely boutique hotel very near 2 beautiful Buddhist temples, Watchediluang Varaviharn and close enough to Wat Phra Singh and the 3 kings statue to walk. It’s on an ok side street but if you go up to the next intersection it’s bustling with stores, temples, souvenir shops and of course massage places. The breakfast staff and food was great-they will make you a fresh omelette everyday and the coffee (machine) was a perfect start to the day. Our room was lovely, modern and clean. Bottles of water every day and cleaning staff is awesome as is the welcoming staff downstairs. There is a coffee shop in the lobby and they serve cakes, teas, coffees and sodas. Nice place with AC. We didn't use the pool or gym as the city is walkable. Overall, I wasn’t overly impressed with Old City but the temples and people made it worthwhile. N/A

Great location. The street was mostly massage places and other hotels and couple restaurants. I would stay again. A school is located directly across but it was summer break so no kids. I loved the Japanese toilet in the room. The dining area was comfortable with lots of windows.

Very friendly staff, very central location. The pricepoint is pretty high for what you get and if you compare to other Chiang Mai hotels. The bathrooms are nice but you can see that it needs maintenance or renovation here and there.

An absolute gem of a small hotel. Food was amazing, never the same cooked food on the breakfast menu. Hotel kept spotlessly clean. Staff always helpful and cheerful. Would recommend Having to leave

Good location in the old town. Close to restaurants and a large covered market. Excellent coffee shop. The breakfast could have had more choices.
