The staff were very helpful and friendly, the location was close to a 7/11 and relatively walkable to other places within the old city. If you are not able to walk long distances (15+ mins) probably not the best location because it is bordering the moat. It's a little bit old so not in the best condition but for the price it's definitely worth it to stay here.

very very small rooms. Since I didn’t book the Presidential Suite, all the other rooms are extremely small. There’s no space for two people to open two suitcases. The room is dark and feels cramped. I don’t accept the response that this is what my budget allows.

Inexpensive, friendly staff, made to order eggs and room was clean. Very limited parking, low water pressure. The hotel has a zero refund policy after check-in.

The breakfast was just enough - traditional eggs, toast, coffee, fruits. Just enough to start the day. The pillows were a tad but stiff. But overall, it was fine.

The hotel is a bit of a maze. To get to our room, you had to go up and then go down. Our room faced interior so it was quiet. Amenities were clean in the room and there were plenty of outlets. We had an issue with our safe, and the staff was quick to fix it. The staff was the highlight of the stay. They were very friendly and helpful when we needed to do laundry (outsourced). The breakfast served in the dining area was good. They took your egg order and you could toast your own bread, eat other Thai dishes, and get a good variety of fruit. Everything was fresh and presented nicely. The hallway on our floor had open windows without screens so mosquitos came in. The nozzles for the toilet spray were a bit moldy.

Breakfast was included and reasonable. We had 2 rooms, 1 was fine - could have been cleaner and have better lighting, but was ok. But the 2nd room had a disgusting odor. They didn't have another room for that night, they did spray something, which helped a bit, and promised a much better room for the next 2 nights of our stay. But there was also a terrible mechanical noise in that room that night. The upgrade the next day was much better - no smell, noise was quieter. They don't have nice, typical amenities such as a local map that you can take, the staff were ok.

I found feces all over the toilet when I first entered the room. So gross! I asked for a different room but the didn’t have one. The manager said he would have an upgrade available in two days. Every time I checked with the front desk they’d laugh about it. Like I was a problem customer. Never got the new room by the way. I believe that was a lie to keep me calm and get me to stay. If you look at my reviews I hardly ever give a bad rating. This place is dirty, outdated, noisy and I found the staff to be dismissive, and they never delivered on the new room. I’ve stayed in many places in Chiang Mai. This is the only hotel I can’t recommend in 8 months of time here. I only wish I took photos

Easy walk to many amenities. Restaurants, bars, massages and more. On a busy road but rooms are towards the back so very quiet. Older property that shows its age. Room, shades could be cleaner.

Good value hotel in old city. Walking distance to restaurants, a great park & several markets & temples. About 7 minutes by car to the newer part of town. The rooms in the pictures on website look much nicer than the ones they put us in. We were disappointed. Our rooms looked old & worn out. We weren’t expecting luxury rooms but these were not nice. I don’t think there was a choice in selecting the type of rooms when I booked them. My friends said there was a bad smell in their rooms.
