The only thing to keep in mind: the property is next to a street and you can hear the traffic, at least in some of the rooms. For us it wasn't a problem, we extended the same room even :) Of course this has the advantage that you can quickly get around.

I've been traveling for 8 months now and this may be the best room I've stayed in. It was almost perfect. The layout, style, vibe, and quality of the finishes were outstanding. It's hard to explain how or why, but all of these things just made me feel so relaxed and at home. The staff were beyond helpful and friendly and everything you could need is just outside your door. I mean, you could stay here and never leave a one block radius. Amazing! NA

I've easily stayed in over 300 hotels all around the world while working as a consultant. This is probably one of the best experiences I ever had. Hosts are way beyond friendly and helpful and really take care of everything. Also I spend Christmas there and got a pretty nice book (about meditation) as they knew I went for a Vipassana trip. The hotel is run by a family and they are the most lovely host ever. If you get a room close to the road it can be a bit noisy but it's a relative quiet street.

Beautiful vibes. Calm. Quiet. Just perfect! The building is gorgeous, so relaxing. And the owners are really friendly and welcoming. My stay here was my favourite out of all the places I stayed! I will definitely be returning ??? (There is a great healthy breakfast café right next to the hotel too which is great for smoothie bowls, fresh juices and coffees. And there is a vegan restaurant just over the road too.)

Exeptional. It is ran by a lovely family anf I liked everything at the property. Everything organized tidy and clean. Lots of restaurants for breakfasts are just around. You‘ll never be disappointed ? Nothing

A really comfortable and excellent stay - clean, calm, very kind owners (family owned, one of my main priorities) - bikes could be borrowed free of charge. Fridge in the room and easy to use, quickly reacting airconditioning. Close to a local area with good, affordable food :) Only thing was a little bit of traffic noise but I didn't mind as I was always tired and happy after a day well spent in Chiang Mai! Definitely recommended to travellers who would like to spend their nights in a calm area a bit away form the tourist brouhaha of the old city. A place where you feel safe and taken care of if you have any questions or would like to go on tours, and where you can borrow a bike for free if you prefer to just roam around quietly on your own :) I really, really appreciated it. Lovely stay!

I liked the family and relaxed atmosphere. Proximity to fabulous coffee and easy to walk to the old city. Very comfortable as a female solo traveller. . The traffic noise was overwhelming at times.

A delightful little place with a lovely coffee shop next door for your breakfast (shut on a Sunday). Lovely father and daughter who will assist in anyway they can. 100% recommend this family run place. Thank you.

the service was beyond amazing, very friendly, tried to accommodate for every need and anything that came up, the place has a feel of understated quality, felt very comfortable there the wifi was quite spotty and irregular, they did a lot to try to fix it, which was deeply appreciated
