Breakfast was good A/C was poor, there was no hot water. Linens were stained. There was no soap in the bathroom, and most importantly the fridge turned off whenever you removed the key card. I use the fridge to cool medicines and medical devices. It is extremely dangerous to have the refrigerator on the same circuit that turns off whenever you remove key card. The location leaves a lot to be desired, but we should have checked that before booking since location is evident on the map.

We opted not to get breakfast so cant comment on the food. The pool was incredibly clean and a great swimming temperature. Would be nice to have sunrise umbrellas if the chairs under the roof are taken. Would also be great if the pool was non smoking. Some people sat there all afternoon chain smoking next to us and some other people were smoking Marijuana while some kids were present. Smokers should be asked to go down the ramp to the parking lot so they dont disturb other guests. The location near the highway makes this a difficult place to get a grab and difficult to walk to city center.

The rooms are cleaned daily. The location is quiet, outside the hustle and bustle of the city. The pool looks good and is maintained daily. The staff is friendly.

The staff went out of there way to ensure our needs were met and communicated well in English (although we do speak Thai which also helps). The public smoking and drinking allowed wouldn't be appropriate for a family with children. Also, the walls didn't seem to be insulated well and out of a one month stay, several nights were disturbed by drunken and/or argumentative guests.

The only downside of it is the highway is immediately outside of the hotel, in most of Chiang Mai is on the far side, so it's a bit of a hassle to get around that without a scooter or a car

Everything was excellent! Highly recommend. Bed had seen better days.

Obviously being where it is was loud till early hours but ear plugs did the job

Needs more electrical outlets in the room & bathroom. Still waiting for a receipt I never got and specifically asked twice... check in when I paid IN CASH...and at checkout.
