The room was nice and spacious and bed was comfortable and there was plenty of storage space, the man at the reception was extremely nice and polite, always offering help at any time of the day and night. The location was also amazing, basically in the center near everything. When I first walked in, the bathroom floor was a bit wet, and the walls were a bit dirty. The windows were almost impossible to open and always made a huge noise and didn’t flow well.

The staff is on-site 24/7, which does help a lot with checking in/out and any other inquiries. Washer and dryer on site (pay by coins) and drop off laundry also available for an extra fee. The staff will help you with all bookings/tours you may be interested in; they offer exclusive discounts for their guests. The AC was strong and worked well. Truly, we had a very comfortable stay here; the staff is so friendly and welcoming! Also- there is a resident frog in their pond by their entrance that comes out at night which is so cute. The room we were assigned to had a strong ammonia smell (the same smell you often find in Vietnamese hair salons). It wasn’t as noticeable when we ran the AC- but it did bother us at times.

They need to review the provided facilities and the cleaning.

Almost everything. Great location, comfortable bed, daily housekeeping. There was sometimes no hot water . Only instant coffee at breakfast.

Good location, very cheap, clean room and great staff. I will book again Doors banging at 2am, should have a policy for not slamming doors shut after 10pm.

Lovely staff, good location. Washer and dryer on location for 30B & 50B respectively. Near a 7-11 and the Tha Pae Gate. Stayed 5 nights and our sheets were not cleaned once. Had to constantly ask for toilet paper.

I’ve stayed here about six times this year. For the price I paid, I was very surprised to get breakfast. I think it’s very good value big clean rooms quiet.

Front desk staff was very kind. I did not end up staying at this hotel due to a payment issue, but I want to share my experience for transparency. I booked through Booking.com and paid in full prior to arrival. When I got to the hotel, there was a sign stating that they do not accept payment through Booking and that the amount would not be deducted. This meant I would have had to pay the full price again in order to stay, effectively being charged twice. The cancellation fee was the same amount as the booking cost, which initially made the situation feel very stressful and, frankly, misleading. That said, I want to acknowledge that the woman at the front desk was extremely kind and understanding. When I attempted to cancel through Booking, the hotel did refund me, which I truly appreciated—even though I understand that may not typically be their policy. I recommend that future guests double-check payment policies directly with the hotel before arrival to avoid this situation. While I can’t speak to the rooms or amenities, the staff member I interacted with handled a difficult situation with professionalism and kindness.

Location. Nice bedding. No kettle in room although hot water always available downstairs.

Nancy is THE best. She made me feel safe, welcome, and taken care of. She helped me plan my tours- I didn't have to worry about anything at all! My room was very clean, comfortable, and I had everything I needed for a good night sleep. The staff does an amazing job. The location is perfect as well! Hidden down a quiet alley, but close to Chiangmai walking street and popular temples. Endless restaurants, vendors, and shops nearby as well. Excellent experience for the price I paid! Lots of cigarette buds in the potted plants outside. I suggest providing ash trays for smokers as we cannot control whether or not people smoke on the property late at night. Give them a place to dispose their garbage instead of letting them pile up in the plants. As with the dry season coming, cigarettes need to be disposed properly to prevent fire.

The location was great. It’s definitely a budget hotel. Bedding and towels could definitely use an update. Staff were friendly.

I’ve stayed here twice now. Helpful staff, decent facilities, central to the things I wanted to do.

Kristi House is a wonderful place to stay in Chiang Mai. The location is excellent right in the heart of the old city and close to everything, yet still quiet and comfortable. The rooms are very clean making it easy to relax . What truly makes this place special is the staff exceptionally kind, helpful, and always welcoming. Especially ms.Nancy on the tour agency which is inside the hotel , she doesnt only have the best prices but also is one of the best people i met in my whole trip. Always smilling ,trying to do anything to help you and kindhearted. Highly recommended!

All so friendly. We address each and everyone by their first names. Daily fresh free snacks and drinks in the lobby. Tried to extend our stay beyond 10 nights but they were all booked. Sorry to have to leave early.

Staff was friendly and welcoming. The room was very clean and basic but covered my needs. My only issue was that the electric cut off when I left the room (key activated) so the refrigerator cut off. My drinks and food got warm when I was gone all day. The location was great - near the Sunday Walking Street market and lots of good restaurants. I will stay there again. The refrigerator turned off when I left the room so my food and drinks got warm when I was gone all day.
