RoomQuest Chiang Mai Tha Phae

I enjoyed staying at this hotel in the middle of a busy market area. It was clean, comfortable, and great value for money.

No one was onsite when I arrived in the evening despite it being within the check in hours. To access your key you have a pin code access. The pin code provided by Booking.com did not work. To talk to the staff for access you had to call (I had no telephone), use a QR code that wanted you to sign up to an unknown website, or to download the Line app to text them. Being unfamiliar with the Line app I couldn't get it to work so I left and found another hotel. To be fair the hotel did reply later to my Booking.com message with a pin code different to the that was provided but it was too late. It was a waste of money and Booking.com has not replied about this. I am sure the hotel is nice but if you arrive later be aware you need to be prepared to deal with issues checking in. Looking at the reviews now it's probably common so be prepared for problems if you arrive later!

The location is nice, the area is quiet and peaceful away from the main loud street and close to laundry and many other food places. Overall I think is a great area to stay in Chiang Mai ( I spent few weeks in this city and this is my favorite area) The rooms are okay,the single bed is big and clean. The service is poor, there is no staff, only a cleaning lady not able to speak English at all. There is no reception, and ofter the place is closed without any staff,so if you need help you will be in trouble because no one will assist you. The first day of my stay,the host ignored my messages in the chat and I had to wait many hours to have simple answer. So in this place you will be on your own and no one can assist you or give you any sort of information. If you book this place keep in mind that no one can assist you or speak any English,and often the place will be completely locked without any reception or staff. I recommend to book another place in this area.

Location in entertaining part of town Ants

Very creative art work throughout the hotel. Affordable price. Cold AC. Good location. Check in process was not smooth. Confusing and unsupportive. I did not see any staff the entire time I stayed, except one cleaning lady who I asked to extend my stay one night.

The property sits inside the oldtown and shops are just very close! Just the walls are pretty thin that you could hear people passing by at night.

nothing 1. there is no staff available 24/24. there is only 1 staff to give you the key when you checkin. if you need help, you have to chat with the hotel manager via booking or LINE, which is very inconvenient. 2. the hotel has no facilities (only toilet paper, some showering products and 2 bottles of water. there is nothing, not a spot to place your luggages. in the pictures of booking, they have a hanger to place your stuff and hangers. however the true is you don’t have anything to hang your clothes. 3. the room is super small, just about 8-10m2 (including the bathroom). it is so old. the door is weird and hard to get locked. I had to contact the manager to fix the door. turn out, the locker is so old so you have to use force to lock it. this is ridiculous. 4. the bathroom is very old, broken sink. bath towels smell full of bleach. 5. I made a reservation 4 nights from 4/11 to 8/11. however I have to checkout after 1 night staying there. I ask for paying for only the 1st night and would like to have a refund of 3 nights left but they refused. 6. bugs are everywhere, mostly in the bathroom. what a awful experiences. highly recommend NOT to stay here seriously. I have videos of awful points I mentioned above, not lies

We called the number and went through all the steps listed outside to get in. The app was not active and the person we called told us there was nothing we could do to get in.

the experience I had trying to check in. it is self check in so all communication was through messaging. the hotel offered a place for me to keep my bags prior to check in. I arrived at around 11 to drop my bags off but no one was at the property, I tried calling the number provided and no answer. I eventually had to leave my bags with a shop next door. but what was the worst was the staff didn’t send any check in instructions until nearly 4pm, asking for a picture of my passport before providing details. this was nearly 2 hours after the check in time. it was really really poor service which is a shame because the hotel was so nice.

Check in response. Difficult to use bathroom if you're with luggage. I arrived a bit early and self check in was required via Line app.

i dont know if i like my stat 1. no available staff to help. this is ridiculous, it was like 4pm and no one there to help? crazy 2. no staff is able to handle how to check out. crazy. i am so amazed with this property. at least if the persons there are new, give them proper training 3. i stayed for 2 days, no bottle of water replaced. 4. no toothpaste and brush. please be aware. .. this is chiang mai and how can they handle the property like this? i mean, there are plenty of hotels and hostels and housing around, are they really into the business? lol

location tv did not have hook up in building. toilets did not flush. bed was broken. staff would not help with any thing
