Absolutely Terrible Experience – Avoid at All Costs I booked a room in Shams 4, Flat 201, specifically because it was advertised as having a private attached bathroom. When I arrived, they gave me a completely different room. The bathroom was not as described, and the entire place looked nothing like what was promised. The bathroom was for sharing with other 4 persons living there The room was filthy, poorly maintained, and clearly very old. Furniture was broken, the bathroom was dirty, and the overall condition of the flat felt unsafe and neglected. It was honestly shocking compared to what was advertised. On top of that, the situation felt dangerous. The condition of the facilities and general environment made me uncomfortable enough that I decided to leave immediately. The worst part? The management was extremely rude and unprofessional. Despite the room being misrepresented and in unacceptable condition, they refused to refund my money. No accountability, no attempt to resolve the issue—just nasty and dismissive behavior. Please do yourself a favor and do NOT book here. It is misleading, badly maintained, and the management does not care about basic fairness or customer service. Avoid at all cost

The location is superb. Everything is close to this property, The beach, restaurants, Bars, Clubs. I really enjoyed my stay here. The room was very neat and clean and the beds were cozy and comfortable. The manager Musa was cooperative and helpful. I also ordered breakfast which was really good at just AED 20 and fresh orange juice for just AED 10. This property is worth staying at rather than hotels.

I had a great experience here. Everything was good especially I liked the cleanliness of the whole place and the beds were very comfortable.

Nice and cozy place with beautiful decor and ambiance. I feel privacy like a home. The staff was efficient and supportive. The room was clean and tidy especially the washroom was clean. I rate this homestay 10/10. Will definitely come to stay here again. I like everything.

Best place I have ever stayed at. Previously I was staying in hotels that were too much expensive. The room here was not less than any five star hotel but in very reasonable price. The room was comfortable and elegantly decorated. Staff was efficient and welcoming. I traveled through Bangkok to Dubai and had a lot of washing clothes which they all did for only AED20. Amazing service. I love to stay here again. Nothing

First of all I would like to thank my host Iga who was very welcoming and ready to assist for all my needs. Quite an impressive and cool place. It was like a hotel room but at a very cheap price as compared to the hotels in this area. Also it has extra facilities as compared to hotels like an espresso machine, microwave, fully equipped kitchen and very cheap laundry, I gave my 10-12 dirty clothes for which they took only AED30 for the laundry. I also had breakfast for only AED20. Free ironing daily room cleaning, towels and washroom amenities all was there what one may need for daily use. I strongly recommend this accommodation for couples and business travelers. It's perfect for the tourists as well. I will definitely choose this homestay for my next visit to Dubai. The location was good I have rented it as privet apartment Then We found it as a shared accommodation So I advise everyone to avoid this kind of owner, cuz he tricked? me with that pictures during the process of reservation

Exceptionally Comfortable and nice place to stay. It's the best and most economical place for couples and individuals. My room has twin beds and a big decorated mirror. The room has a masmarising sea view from the window. Coffee machine, iron, towels washroom amenities etc etc everything was there for daily use and a nice breakfast in just AED20 was awesome. My host Iga was very welcoming and ready to assist for all my needs. Thanks Iga and thanks Royal Beach. Whenever I come to Dubai this will be my first choice to stay. Nothing

Great stay. When I entered the homestay, it was a Royal touch in everything. Most beautiful and elegantly decorated. A free welcome water bottles were in the room. Room was very clean and comfortable beds. Bath and hand towels shower gel tissues everything was there. The room window has a beautiful seaview. I took healthy breakfast in just AED20 for one person which is very economical. Staff was very cooperative. I will definitely come to stay here again. Nothing

Nice cozy beds and washroom very nicely cleaned everytime when I used it. Just 2 min walk to the beach.
