Loved the location and the feel of it. The rooms are comfortable and it feel old worldy without it being such. The square has a lot going on and its a meeting spot for many groups and tours. It can get loud in the evening with all the socialization in the square if the patio doors are open but with them closed its nice and quiet.

First floor - would be considered second in Canada, but many very old steep steps- not a problem if you do not have big suitcases or are not old.

Amazing Balcony and view and didn’t see even one other balcony in the area, which was PERFECT and looked directly down on the equestrian Ferdinand I of Medici statue and two beautiful fountains. It seems to be an area where many locals spend time and socialize. One night they even had a band out there, and I just sat on the balcony and watched. So fun! Many couples were out doing their wedding shots, and there was even a photo shoot just below the balcony. I found it very difficult not to throw little bread pieces down and gather the pigeons around the them. 4 minutes to the Michelangelo museum (The David), 2 minute walk to de Vinci interactive museum (where I played with EVERYTHING; I went from 48 years old to 8 upon entry). So many other museums, basilica, restaurants, shops, and grocery store are all 3 to 6 minute stroll. There is also a little bar/coffee/sandwich shop in the square. It was so nice to just pop down and grab a something and come back up and eat it on the balcony. Not one thing.

there is a lovely little bar next door its close to the bus line Room was not set up as arranged. Then only two twin beds and a little table with 2 chairs. tv was the size on a pc screen. no sofa to sit on. no screens on windows and lots of biting bugs. 100-400 screaming singing protesting drunk stoned young adults on the front steps every night until about 3am. garbage, broken glass all over front if building every morning. no breakfast. towels were like sand paper rags. large steep stone stairway to get to room with only one side handrail. 3 doors to unlock to get to room. https://share.icloud.com/photos/07dv8kGrs6SnJFBcCpYGUIPMw

Nothing. We are scared of the location. People were having a strike in front of the place. We slept with lights on because it felt like a haunted house. We could not open the window to let the air in. Smells bad. Booking. Com so re evaluate this hotel. There was a dirty looking water glass in the bathroom. The pillow cases are not uniform. One was brown and the other a different color. Looks like they got the things in the hotel from the streets. No pride of ownership.

The location, on the Piazza della Santissima Annunziate (sp?) was perfect for my needs, and simply a great location, in walking distance to all the attractions and to where I needed to be everyday. The room is in an apartment of 3 rooms in total (I think) and was super spacious, with really high ceilings, abd equipped with a useful little fridge, a desk and a tv, and a dinning table with extra chairs. The bathroom was also spacious, offering all you might need: Shower, toilet, bidet, sink, hair dryer, shampoo, towels, and stuff! The room also had a little balcony, with view on the Plaza. The kitchen in the apartment has seating (bar-style) and is equipped with a dishwasher and a little cappuccino machine (pods) you can use. Staff (Rosa) was super friendly and helpful. Note: With people hanging on the Plaza it might be noisy for some, but for me, it was a non issue, and normally the people would disperse, around 10 PM (?) so nothing prevented me to get sound sleep. Suggestion for the property: Room is so big, I think a little couch or a pair of lounging chairs, with a lamp, would be a great addition, for lounging out of bed.

Very central. I wasn’t charged for the late check out, while being 30 minutes late. The landlord said that usually she charges. But since I was getting ready while being sick from the cold that I got in this apartment, we are kind of even on this one. Landlord didn’t leave the remote control for the heater in the room, so I slept without it and got sick. I wrote her a message that it’s cold, so she left the controller outside of my room the next day. Homeless sleep at the door. I came from another city and couldn’t return my rented car on the first day, so I had to park it in the ultra expensive parking, next to a Maserati, because the landlord refused late checking-in. I needed only 15-20 minutes more and was willing to pay for the late check in (would be much cheaper). I requested early, not last minute, but the lady said there no such option and I must be at the exact time at the latest. While in the room there was a paper saying that late check-in costs 15 euro. And she did the CHECK IN REMOTELY anyway. If you have a rule that you are so strict with, at least be consistent about it. Just for the record, I wasn’t late because I’m irresponsible, but because the car rental gave a different car than what I booked online, so I spent 1,5 hours extra driving with the old underpowered Cinquecento. Keep this in mind if you’re planning to rent a car in Italy. They may not give you what you reserved.

Location The lobby smelt, there was no tea and coffee or robes in the room as the description said. It was an extremely noisy square outside the front and the windows are not soundproofed. We went in November and the room was cold with no heating.

The location was very good. It was easily accessible from the Train Station and close to all the main attractions. The owner Rosa was also very nice and guided us throughout. There is no lift and it is an old building with difficult to climb stairs especially with a big bag. The stairs and entrance was pitch dark when we returned and had use mobile phone’s light. The windows opened towards Piazza and did not shut fully. A group of youngsters kept singing songs and making loud noises till after 2:30 am. The cleaning trucks and traffic started from 5 am. We could not sleep at all. This was the biggest issue for us.

The room is very spacious and it is ideally situated for visiting the main attractions in Florence. The owner is very friendly and helpful.

The host, Rosa, was wonderful. The apartment is in a perfect location close to the city center. A beautiful and spacious room. Nothing.

Location really central host so helpful arranged Taxi for us kitchen great.

Great location close to Duomo. Large room but sparsely and cheaply furnished, should have been a sofa too. Not very good facilities, there was a shared kitchen but you had to provide your own tea and coffee. The square outside was VERY noisy until around 2am every night as the steps below our balcony seemed to be a congregation point for dozens of rowdy youths

Location You can have a simple breakfast in a common kitchen Water in the shower wasn't always as warm as you would wish
