Everything well arranged

Great location.! This is a small B&B with separate rooms with private bathrooms. It is on the fifth floor with no elevator so keep that in mind if you have mobility issues. Communication was great and check-in was easy. Each of the rooms has its own air-conditioning. Enjoyed our stay and highly recommend!

Good price in middle of town The bed was ok on one side but very uncomfortable on the other side. Since there is only one in my party it didn't matter

Very central and friendly welcome. Very clean. Nice terrace view even though I only saw the panorama at nighttime. I’m a 108 kg guy, and for my taste, the mattress was quite hard and uncomfortable. Luckily, I only stayed for one night — I don’t think I would’ve survived a second. The windows hardly block out any noise from outside, so I had to deal with people talking, shouting and laughing loudly until around 1 a.m. There are also no proper curtains, so in the early morning, the light comes right through the metal window shutters — or whatever they’re called — and wakes you up.

Clean apartment, good location. Not really a bed and breakfast, just a bed. Breakfast in the cafeteria with voucher for just coffee and croissant. Apartment in the fourth floor with no elevator that should be told more clear.

Location was great. The room was clean and the owner was very polite and welcoming. There was a coffee machine with coffee ready to be used. People in the room next to mine were very noisy, so the acoustics is not great. There was no bidet in my room, something you take for granted in Italy but not here. The apartment is on the 4th floor, so people with disabilities could have a problem with that. The breakfast 'included' was really a ticket to be used on the bar nearby, so you have to leave the building and walk in pijamas before you get your coffee. In the shower there was no shelve to put the soap or shampoo.

A nice apartment in the old Frascati, nice room and free access to a well equipped kitchen. The hosts were incredibly nice, suggesting where to park, helping with the luggage, explaining everything, chatting away, The apartment is on level 3 with 70 steps - no lift. Not ideal for people with suitcases!!!

I found the mattress on the bed uncomfortable. But I am fussy…

There is a good number of stairs to climb. Nothing too strenuous but if you have walking problems, this may be a bit more difficult.

Clean. Small room but sufficient for my needs. Large terrace . Close to restaurants or street food providers. Fourth floor without lift obliges you to some healthy exercise. Breakfast is in a nearby cafeteria where you can get a real capuccino and freshly baked pastry. Nothing in particular.

It was hot and humid during our 4 night stay in Frascati and our room was an oasis of comfort and cool. Being central to everything was perfect, and recommendations from our host were excellent. It was a pleasure to meet Maddalena. Everything was to our liking

You need to do a bit of climbing with their stairs to get to the bnb.

The room was spacious, and the ensuite bathroom was functional. The place was clean and located in the centre of town. I enjoyed the amazing rooftop where I could relax and have a drink. The owner is friendly and helpful. As the room is located on the top floor, it is only accessible by stairs; unfortunately, there is no lift. The breakfast bar opens late on Sundays. Since we had an early train to catch, we were unable to enjoy breakfast. It would be helpful if they could offer a take-away option in this situation.

Friendly host and flexible for earlier check in than mentioned. Very clean and nicely decorated room. Not a problem of the property but there were works on the adjacent road with lots of noise. Also, since I was travelling for work, I needed early breakfast at 07:00-07:30 in the morning which I couldn't get because the café that collaborates with the property opens at 08:00.
