the location is really great, easily accessible from the train station (10 mins walking), and the view is pretty great. The bed was clean, and that's the only reason I put up with this stay for this one single night. A second bed (that we didn't really need) was removed while we were out, pillows were left behind. Toothpaste, socks and a jacket from previous guest(s) were left all over the room. The room and the restroom were really not clean. In the morning we were also awaken (twice at 8 and 9am) by someone from staff wanting to clean (I suppose) and telling us that the key to the room was at the lobby and questioning if (I) wasn't going to work that day (!??). My standards are very low compared to most people, I tolerate a lot, but this was a bit too much for me as well.

I had a breathtaking panoramic view of Rome. The reception was a full immersion experience in a local family. A cute bichon frisé is welcoming you. The staff spoke fluently Italian and Polish. The bed was very comfortable. The shower was mounted a little too low (I am 1,90 m tall). No sound isolation. The furniture is generally a little run down. I did not use the voucher for breakfast because I went to a fantastic bakery every morning. I didn't use the TV either.

Close to center of Frascati Shaby small rooms, old furniture, noisy leaking toilet, dirty sheets, terrible view, very little shower room. Cockroaches!

Perfect location for using as a base to visit Rome and explore Frascati. Short walk from the train station (with regular services to Roma Termini station and Ciampino airport) and Frascati town center too. Lovely staff, very friendly and accomodating (with the sweetest little pet dog), will definitely stay here again.

Great location in Frascati and fantastic view of Rome. Staff were helpful and friendly. We enjoyed staying for a couple of nights and would recommend for anyone looking for good value.

Nice accommodation in a great location with a brilliant view. It was unclear how to get the free breakfast, and I never successfully claimed this (there was limited communication as I don’t speak Italian). I also needed to ring the bell to get let in if getting back past 12 - it would have been nice to have a key to get in instead.

we arrived late and we only got 1 set of towel. the shower drain has a long hair.

Location. View from the room. Everything else. Very dirty place from the bedshits to the bathroom and the walls full of footprints and so. No elevators and very narrow stairs. Feel unsafe from the first moment till when they actually they stole from my room when I wasn't there and nobody could help me. The bidet was full of dirty water when i enter for the first time in the bathroom and the shower full of hair, like the whole room. Nobody had clean that room since long time for sure.

Fantastic location. Plenty of assistance with any queries. Friendly and family run, but a little run down. Could do with some renovation though still o.k. Beds very comfy and room a good size with amazing view of Rome in the distance. Fixtures and fittings need repairing or replacing. Bathroom door was damp and rotten at the bottom.
