Welcome and interest from Felicity and Dan was fantastic. Location was perfect. Parking on street covered for us.

Beautiful room and location made us feel like we were staying in a palace or fine manor house. Beautiful walkable town centrally located with many big ticket tourist activities in range for easy day trips. Excellent hosts went above and beyond to be helpful and provide great service, caring for our specific needs. We stayed 2 nights but would have happily stayed longer. No complaints.

Friendly owners, relaxing environment Although one of the guests clearly had mobility issues, we were required to climb the stairs to the top (3rd) floor, but not offered any of the rooms that remained empty throughout our stay. In mitigation, however, the mobility issue developed after booking, therefore wasn't mentioned then.

Very good location (<3min to both city centre and convention centre), free parking (if you can find space), and owners were nice enough when interacting. Good breakfast, but not memorable. If able to get the full Genius discount, then VERY reasonable price (which alongside location are the two main pluses), but if paying full price then no longer as outstanding (and estimate minus a few points to total rating, for at most 5-6). Apart from visible dirt in the room when checking in (and one day also caught cleaner putting 'clean' towels directly on muddy carpet), the shower had exactly 3 settings (ice-cold, lukewarm, and scolding hot; also varying temperature over time at same setting), central heating that was turned off (or stopped working) during nights (and single-glazed windows), and zero sound isolation (so if people talked in corridor, or neighbouring room, you could hear everything). Owners could also on multiple occasions not be reached, and merely from listening to conversations outside, some guests clearly got much better treatment than others (cannot say why).

Lovely guesthouse - well decorated, clean and very friendly & welcoming hosts. Location was great - just a short walk to main shopping areas, restaurants, parks and the famous Betty’s tearoom. Very handy for the conference centre and Royal Hall. A hearty breakfast was included - perfectly prepared by Dan (lighter options also available - breakfast was easily customised to our group’s varying tastes).

It was lovely and clean, breakfast was brilliant, not far from the Royal Hall where our conference was being held, very friendly. That it was up hill coming home at night but that wasn't any ones fault, just us getting old.

Very tasty well made. Room clean and tidy. Fresh milk tea,coffee and very filling flapjacks provided. Would definitely recommend and would like to stay again ?

Excellent location close to all amenities. Welcomed warmly by Dan on arrival, very pleasant, engaging and informative, made us feel very comfortable. Beautifully kept home neat, tidy and warm. Our room was a adequate size clean with fresh milk tea,coffee and large flat jack cakes provided. Breakfast room bright clean and inviting. Service excellent quick and prompt with a choice of fresh produce very tasty and satisfying. Great value. Netflix only available to account holders. Would definitely recomend and stay again????

Excellent hosts, good location, great breakfast, the room is very clean The room is a bit old. The water pump can be noisy, I woke up by the noise when the guests next door had a shower at 7am and the noise went on for half an hour. Despite having the room at the top floor far away from kitchen, we can smell breakfast cooking smells every morning

Breakfast was nice, and choice of full-English or continental. Staff very nice and very responsive on messaging to arrange arrival, etc. Room was a bit hot and stuffy, and mattress was a bit wonky. But nice large room, very nicely set up in general.

Very convenient for the conference centre, good value for money, comfortable and very clean room and en suite bathroom, and very good fresh cooked Yorkshire breakfast. Very characterful house and the host, Dan, really made you feel at home.

Lovely breakfast . Good location in Harrogate with free parking (with permit from B & B) Close to shops and places to eat. Good location to access nearby locations too. (Fountains abbey, Brimham Rocks, Knaresborough, Ripon, York etc.)
