The location is beautiful and quite close to restaurants. Pool was lovely to sit around after a day of touring with plenty of sun lounges for the size of the property. Local kids descended on the pool on several occasions being extremely loud and disruptive, forcing us out. Air conditioner was a bit old and erratic, particularly at night with large fluctuations of temperature. Food and drinks weren't great but plenty of good local restaurants nearby.

The location is so beautiful and peaceful, a little bit away from the main drag but no problem with the bikes they give you included. The host family is so lovely - we showed up at 8AM off a sleeper bus for a 2PM check in and they encouraged us to hang out by the pool all morning, and let us check in two hours early free of charge.

We unfortunately had bad timing with the pool being repaired, but did get to use it on our last day.

Currently, construction noise on a new pool area is undergoing. Ask for a bungalow away from there or wait to stay until after it's finished. Next door is also a construction site (isn't all of Vietnam?). WiFi is spotty at best. Lots of deferred maintenance. For example, the bathtub leaks all over the room.

A beautiful spot that sits in the middle of rice fields, ponds and towering peaks all around. The surrounding area is very peaceful and intimate. Yet, a 10 minute bicycle ride takes you into a small town with fun places along the river for food and drinks. The staff was exceptional. Everything we needed was provided with a warm smile. The food selection, preparation and taste was very good. My wife and I stayed there because our son and daughter in law highly recommended the Homestay and said it was the highlight of the their trip. We had the same experience. Honestly, I thought about this question. I couldn’t think of anything.

This property is amazing and the staff are so incredibly sweet and helpful. Anything you need they can arrange it for you. In room massage, bottle of wine! It truly is such a peaceful place right outside of town. I had no issues getting Grabs. I would definitely stay here again next time I make my way to Ninh Binh

Lotus Fields Homestay is a must if you want a peaceful, relaxing, quiet (except the amazing wildlife), beautiful, escape from the hustle and bustle and chance to feel like you stepped into a movie that’s all your own with the gorgeous views and environment!!! It is a homestay far away from all the others crowded near the main city. Duy was AMAZING and was such a sweet person to help us throughout our stay and made our honeymoon feel so so special. The food is great and delicious, and the bungalows are rustic and comfy!! ?

The location! Second to none. Beautiful, private cabins in a spectacular spot. Nothing I can think of. The weather was cold and it took a while to heat up the cabin- the cabins are fairly flimsy, more like glamping. But the location and staff more than make up for any small hiccups.

Great place to stay if you're looking for a quiet place. Homestay is beautiful as you're surrounded by limestone mountains and its just so peaceful. Rooms/cabins were big and spacious. Everyone at this homestay were helpful, very friendly, and attentive. Food cooked at the kitchen were delicious. This was my first time in ninh binh and I'm glad I booked this place. Will definitely choose this place for my future visits. Look no further and book this place for anyone coming to ninh binh. None, everything was superb!

The location was incredible. The use of the bikes to ride around town was so much fun. Staff were so helpful. Need a curtain around the tub to keep the water from going everywhere. Please tell future guests to shut the bathroom door to keep the rest of the cottage cool. Also letting the guests know to shut the window shutters from the outside.

SUCH an incredible location! Unparalleled views and really off by itself a bit so it feels more private and secluded. The staff (especially Duy!) were so friendly and helped us coordinate drivers and tours during our stay. Breakfast was really good! (Had the chicken pho and banana rice pancake, yum!) Our floors were a little slimy/could’ve been cleaned better, and the bathtub appeared to have a leak that would spread water on the floor in the bathroom every time we showered. The bathroom in general could have used some updating (looked much nicer in photos than reality- sticky faux marble wallpaper on the walls and staining where there was art in the past?).

This is a lovely place to stay if you enjoy being in nature and would like to be off the beaten path. It's in the countryside and surrounded by natural limestone. The place is rustic, but not so rustic that it's without the comforts you need like a small fridge with drinks, toiletries, and comfortable beds. The small cabin units are very clean with great water pressure. It has much of what you need but still feels remote. Like glamping. What also adds to the charm of the place is the lovely staff that keeps things going. Especially Zue (pronounced Zwee). He is truly one of the sweetest people we've ever met. We really enjoyed chatting with him about his life in Ninh Binh and his adventures in learning english. We walked into the more lively part of town without issue in the day but I'd recommend catching a grab at night if you need to leave the property. It's not unsafe but the roads are very dark. We had dinner on site so didn't need to leave at night but hope this note helps another traveler.And if you visit when the weather is warmer, we'd recommend mosquito repellant since it's surrounded by ponds. All in all, a great stay and we would 100 percent return. We enjoyed everything about this place.
