This is our 3rd stay at this place. First time was in 2019 - and we really liked it: simple, but very clean and cozy rooms, super friendly and helpful staff, all the necessary facilities and conveniences are provided - beach towels, umbrellas, motorbike helmets… Rooms with garden view are especially good. You can see the greenery from your balcony and hear the birds singing. There is also a cafe with very tasty food. All the meals and dishes are very delicious. The hotel also has a nice lobby. Massage salons and laundry are nearby - just the next door. A 10 minute walk to the beach. We recommend this place to all our friends, and they came several times too :) it’s great value for money and quality Hope one day we will be back again :) Thanks for welcoming us and making our stay in Karon Living Room amazing! Nothing :) P.S. Maybe if there was a small swimming pool, that would be great. However, who needs the pool when the sea is in a 10 minute walk?))

The bathroom didn't have a proper exhaust fan,making it a bit smelly at times!

Overall, we were very happy with our stay: a spacious and quiet room with a garden view (I recommend choosing this option, as rooms facing the street may be noisy due to traffic), very friendly and polite staff, and about a 15-minute walk to Karon Beach. The hotel building has a massage salon and a self-service laundry, which is very convenient. There’s also a café on the ground floor with good coffee and large, filling breakfasts. Beach towels are provided at the reception, which is a big plus. A large 7/11 is just a 2-minute walk away, as well as an excellent café, Mama Jin Restaurant, we often had lunch and dinner there; compared to other places, the food was really tasty and budget-friendly. There were a few small things we noticed. I deducted just one point because overall everything was good for this price range: 1) Average cleaning. When we checked in, there were dried mushrooms (legal ones) left in the fridge from previous guests, and the smell was quite strong, though it aired out quickly. 2) It was a bit dusty, especially behind the bathroom door, and it seemed like the toilet seat lid wasn’t cleaned properly. During daily cleaning, it felt like the floor wasn’t vacuumed or washed. So while the room was generally clean, some details stood out. 3) Weak water pressure in the shower, and the showerhead was fixed in an awkward position. 4) No mosquito screens. However, I noticed this is common in other hotels we stayed at as well. A mosquito repellent helped, as we slept with the window open at night. Overall, a very solid option for the price.

There were no lifts, so you should be comfortable walking a few flights of stairs or ask for level 1.

You have to pay a deposit, I haven't seen such thing in any hotels that I stayed. There are no elevators. The toilet is facing directly to the shower head, it is very easy to wet the toilet seat and toilet paper.

The hotel was on the main road which gives access to many restaurants and other facilities nearby. It was a fifteen minutes walk from karon beach. Rooms were cleaned daily and wifi access was good. Spacious room for three people. The bed was very hard.

The staff were helpful, and the property was clean even though it needs some improvements It is quite far from the beach.

They have everything I need. They had everything you needed, close to everywhere, really good WIFi, helpful staff, parking and massage right next to it.

The location was good, and the staff were helpful and accommodating. No lifts as I had mobility issues. Saying that the manager and staff were very helpful.

Very spacious room, located just a 15-minute walk from the beach, surrounded by many restaurants. Basic but very good breakfast and great value for money! The hotel is located on the main road in Karon and is very noisy 24/7.
