Excellent location - easy walking distance to the shops and theatre in Keswick. Lovely decor and fabulous breakfast. The hotel was clean and well maintained and Tim was a superb host - personable, welcoming and friendly. Parking is free on the roads but it can be quite difficult to find a space

Location. Heating. Quiet. Welcome . Neat clean tidy Mattresses rather lumpy. Shower pressure poor. Two hand towels please. The window suffered from excessive condensation -one bed close next to it.

Breakfast was good but could have done with an extra piece of bacon and an extra sausage and a bigger fried egg. Otherwise good. My brother and I are tall big people so the room was a tad small for us . The beds were very comfortable, I was fine but my brother couldn’t straighten his legs because of the end rails , so they are a bit short for anyone over 6ft tall .

Had a lovely stay at Elm tree lodge with excellent facilities. Very comfortable bed, delicious breakfast with variety of cold breakfast options and lovely hospitable host. Would definitely stay here again when visiting Keswick ??

Tim went above and beyond to make us feel welcome and comfortable. It was a pleasure getting to know Tim. The room was a great size, and you can tell Tim is keen on cleanliness throughout the guest house. The location was perfect for us. It took us 5 minutes to walk into town, and there's lots of places to hike around the guest house. 5+ stars! A must stay N/A

Wonderful location in town within walking distance of sights to see. The host was very friendly and helpful plus he cooked us a great breakfast in the morning.
