Be careful there are about 4 locations with the same name, we got sent to the wrong ones by google on more than one occasion. A little frustrating when walking around but they are close so it wasn't too much of a inconvenience. Just be aware you are going to the correct location!

Clean, amazing value, comfortable, and had washer and dryer.

Check-in was quick and easy. The receptionist who welcomed us spoke excellent English, which made everything smooth and stress-free. Location was great. Unfortunately, our experience with the receptionist on the night shift was quite different. She didn’t speak English, which we understand isn’t always expected, but she came across as unfriendly and unapproachable. It felt like she didn’t enjoy working with guests, which made the interaction less pleasant. Overall, though, we had a good stay.

Beds are very hard and pillows are uncomfortable
-
Clean. Friendly staff. Quiet location but near busy areas The bed was hard. I think if you’re young and want a very inexpensive room. This place is the vibe, but if you’re older and care about your back, maybe this isn’t the vibe.

Too tight for 3 people
-
Location a hit further from main attractions. Room was smaller than other rooms we had in Japan.
-
Great place to stay in Kyoto and great location. Very easy access by train or bus
-
very clean & quiet property. staff was very helpful.
-
Too small very uncomfortable room Offered a breakfast ticket worth 3.79 ridiculous No coffee offered had to buy coffee in another place beside the bakery which gave muffins.should not advertise free breakfast Location too far from anything very tight room Breakfast was a joke, should not offer breakfast included
-
Accessible location, clean and safe. Staff was amazing and very helpful. I was under the impression that a voucher for breakfast was included but I was informed that I would have to buy one for 600 yen

The Location was good. We always knew if we headed towards Nijo-jo castle we'd get back to the hotel. There was also a Lawsons and a 7Eleven very close along with eateries, and even breakfast spots. In the Evening there were multiple bars close to the hotel. We were easily able to catch trains and buses to get around Kyoto and were able to walk to quite a few places.

It was clean and had everything you need. It was super central The bathroom smelled bad when we first arrived but it subsided.
-
The rooms are very cramped if you are traveling with more than 2 people.
-
The beds are uncomfortable
-
Staff was not at all understanding with our requests and changed the cancellation policy after our reservation was booked. We could see how things work at this hotel simply with this posture. Upsetting for loyal Booking clients… don’t recommend.

bed was made out of stone ):

Far enough from the main tourist areas to be quiet at night. If youre coming by train you should think about switching to the subway to get as close as possible after you arrive, or you'll be walking 15-20 minutes with your luggage. The busses do not allow luggage. The staff were very friendly and accommodating. The rooms were clean and modern. Helpful to have coin laundry on site, but the dryer is not very strong and will take a few cycles at ¥100 for 30min each time to dry a full load. Because of the distance from the main tourist areas you will need to ride the bus or subway (both stop at least a block away) because of this we recommend getting a multiuse bus and subway pass if youre going to be there for more than a day. The laundry facility was helpful, but the smoking room right across the hall sometimes leaked odor into the hallway. Not a big issue, but gross to smell.

The staff was very friendly and the rooms were great. They even had a coin laundry facility. The smoking room was right next to the laundry room. Sometimes you could smell the smoke. The location is a bit far from the main Kyoto attractions, but the bus and subway are right around the corner to get you around. We recommend you get a multiuse bus and subway pass for your visit.

The location is great, very close to a bus stop and a metro line. The staff was nice and the room we had was clean and had good AC. The beds were a bit like sleeping on concrete and there was only one very thin pillow in the room.
