Rooms are even smaller than any known chain hotels in Japan. It was a huge shock. In terms of m2 it is looking decent but there ls a huge hallway so it is not usable, you can walk back and forth inside the room if you like :)

During the reservation process on Booking, the displayed price was stated as “tax included,” and in most cases the amount shown is exactly what is charged at the hotel. However, this hotel added extra taxes on top of the already tax-included price. If these additional charges were not clearly stated in the reservation details, the extra charge appears to be incorrect. I kindly request that this matter be reviewed.

Absolutely loved the breakfast! It was delicious everyday. While somethings appeared everyday, some things changed. So we got a good variety. The staff were all very friendly and helpful. 10/10 would stay again. The laundry room. There was a long line to get a machine to wash clothes. But I'm am reaching the bottom of the barrel for that one, because it wasn't that big a deal. The other thing was that the TV would turn on automatically as soon as you entered the room. I just wanted quiet after a long day, but was immediately met with the loud noise. I had to race to turn it off before the sound kicked in.

Quiet location but walkable to a lot of restaurants and konbinis. Water stations on each floor. Small rooms, clogged tub drain after first use.

Exceeded expectations on every level. Extremely silent room, great staff, the breakfast is definetly worth it and the hotel is very well located

Total disappointment for the price but location is good. Small, nothing special about it. Last time I use a Marriot or Sheraton.

Great location and staff, the small magnetic plaques to put on the door for the room service are a great idea and with them we had fresh towels every day. The room was kind of small, but I guess it’s ok for Japan standards.

It was conveniently located to the Karasuma Oike subway exit. The rooms were clean with AC and the windows opened for fresh air. The attached restaurant offered a breakfast for ¥2000. I thought the meal was overpriced and the food was bland. The eggs were not even warm.

I really liked the layout of my room (I stayed in a single). The bed was comfy and quite large for a single, perhaps 120 cm. There was a chill reading chair, and a little desk, and enough space to have an open suitcase and still walk around comfortably. -The location was not as good as I expected. It would have been better for me to be one block to the south: this is where my metro from Osaka arrived, it is closer to shopping and restaurants and the old quarter would not have been as far of a walk as it was now (30-40 min). Pro´s about the area are that it is quiet and calm; there are some bike rentals near by; the bus 15 to Kinkaku-ji stops very close by. If you stay long enough so that the National Garden and the castle are on your to do list they are closeby too, but they were not that high on my list so I didn´t visit. -Strange mirror placements, didn´t enjoy having a mirror in the shower nor over the desk (I suppose it was like a vanitiy that way) and would have rather had a mirror by the door instead. - Most frustrating to me was that I rented a bicycle and wanted to park it by the hotel for a few hours while I took a zoom call before heading out for dinner again, however there are no parking spots at the hotel, and I was not allowed to park it in the garage by the smoking area which looked very empty. The staff was very nice to print out directions to a public parking space for me, but they were kind of far and the back and forth walk to that defeated the purpose of me holding on to the bike to go to dinner, so I ended up returning the bike. This combined with my let-down over the location; there ended up being a lot of walking, even for small things like dinner.

Incredible breakfast, beautiful garden out front, good amenities, staff were very kind and helpful. Location was close to a station, but somewhat far away by walking to some touristy areas. We caught busses easily and it was no problem. Beside bed close to window could have been vacuumed better.

The location was great. The transit, food options near by including the market and walk to the main street. The property is very accommodating, great people and rooms are decent size. They are eco friendly The laundry didn’t really work well. Lots of line up and it didn’t dry our clothes, even after an extra 1 hour of drying.

The location is amazing for walking around Kyoto's shopping and downtown. Clean rooms and quiet hallways with friendly and helpful staff. The selection of tolietries in the lobby is very considerate for travelers, and the buffet breakfast has a large variety of quality foods. The street was very quiet and calm and the hotel has a beautiful entrance area.

Centrally located- walkable distance to Nishiji market- There was a tie up with a massage place which was an added amenity
