Very nice staff, clean premises and neat amenities. Location in a quiet neighborhood was a bonus. Downstairs cafe had good breakfast and snack options. Despite having AC, the room we stayed in felt very, very hot and humid throughout the stay. The rooms did not have a separate fridge either, although there was a shared one upstairs. Also I wish we had more than one room key.

The staff are incredibly kind, the rooms are very comfortable, the shared kitchen space & complimentary coffee were outstanding, and everything was kept SUPER clean!!!! I was truly blown away. Extra love to the staff who became my friends over the 3 weeks I stayed there. <3 They are truly the friendliest folks, always happy to provide recommendations & cook the most delicious meals with love & care!! Also: the neighborhood is full of locals and super fun to explore. I loved the location! No notes. I love this place!! If you have a big bag/luggage, note that you're not supposed to bring them on the bus to/from the train station. I did, but I apologized profusely and went on the 206 during off-hours (between 11am & 2pm) to avoid crowds on the bus/taking up too much space.

The breakfast at this place was amazing! Super super good. I would totally recommend that you stay here. Nothing super amazing about the bedrooms but everything else was great. The laundry room is small and takes a while to dry.

The rooms were very small for a family of four, making maneuvering and luggage a bit tight, but we really only stayed in the room long enough to sleep and change so it was doable.

Food was amazing; staff were lovely and very helpful. Great to be able to rent bikes from the establishment - we spend 2 days biking around Kyoto. The neighbourhood sento was wonderful and the nearby park has a great view of Kyoto. Excellent location.

This is an uber clean place. I'm not a clean freak, so it was a *tiny bit* too sterile for me. It doesn't have a lot of soul in the metal doors and concrete structure. But it DOES have soul in the staff's friendliness and helpfulness (12 stars!) and some of the architectural details. The upstairs kitchen was a godsend, and very spacious, plus a lot of little touches like cool books around, a meeting room where you can gather with a medium sized group, a ton of local information about nearby places, and a big collection of board games. You don't get your own toilet or shower room, but that was okay with me. Oh, and there's this kinda cool "ambient" video going on in the cafe of a woman slowly exploring local places in the neighborhood. Not pushy, just slow quiet exploration, so it's a good encouragement to do so yourself. My friend's room was REALLY small, so you might want to check that. Mine was bigger, but hardly room for a yoga mat. The architect probably was maximizing for the number of rooms that the owners can charge for. The halls feel a bit like a hospital. A few photos in the staircase, and that's about it. The other guest house some friends stayed at was old style, and you can see how much has been lost in "modernization" in Japan. You can hear others through their metal doors, so I had to ask people to quiet down once or twice in my 9 days, but the streets outside are very very quiet. I thought the neighborhood was great: very walkable, and peaceful, but if you want to be right next to big tourist attractions (I didn't), this place is a bit far out. In any case, these were all minor things, and I stayed there 9 nights, and I would stay there again. Oh, one more thing: you need to pay 100% of the fee when you reserve and it's non refundable. And at the cafe you have to pay *before* you eat. Seems a little "untrusting." Most other restaurants and hotels didn't ask that.

Super cleaned. The vibe was really nice and calm and the staff was very friendly nd helpful. In a small alleyway, it was a little difficult for Uber to drive through.

The breakfasts were really good. The option to wash your clothes is a big plus. The staff were very nice . The only 2 things that were a little bit annoying is the small size of the room ( it’s pretty tide for family of 4 ) and the location of the lounge ( it’s about 20 minutes oh uber/taxi from Osaka station).the public buses is close by but it’s a long walk to the metro station.

The room was suitable for us, although small (which we were aware of). The bed was comfortable. The water pressure in the shower was good. The shared kitchen is a nice addition if you want to cook your own meals. You can also make your own coffee. Downstairs, there were lots of tips about restaurants, cafés, and nearby attractions in Kyoto. Doing laundry is also easy if needed — detergent can be purchased at the hotel reception. Hotel is located at a quiet and peaceful neighborhood. Some local bus routes are available near the hotel, although those are very crowded. The area under the bed had not been cleaned properly — quite a bit of dust and debris was visible from the edge of the bed. The ventilation vent in the bathroom was dusty. The rooms have poor sound insulation: you can basically hear all the noises from the hallway, other rooms, and the nearby shared kitchen area. This bothered us quite a bit.

I only stayed here for 2 nights, but I can say that I felt welcome. The atmosphere in the hotel is very pleasant, warm... I had a room for 4 people, in which I benefited from a very well-optimized space. You can choose between Japanese and Western breakfast. And the neighborhood where it is located is a pleasant area. It's a shame that not everyone in the group knew how to ride a bike and we couldn't benefit from the hotel's bikes...

Really nice place with great facilities, great shared kitchen with free drip coffee, laundry, helpful staff and a restaurant downstairs. Bike hire although we didn’t use that. Not far to walk to the golden temple and a fantastic onsen (Funaoka). Good space in the room to move around, peaceful and quiet. Beds weren’t so comfortable as is common in Japan. Location takes a while to get to most of Kyoto although buses are frequent and easy to catch.
