Amazing location, great staff, super clean, Japanese style beautifully decorated room, it’s a kind of boutique hotel, in a walking distance to bus stations and Nijo Station. Very quiet neighborhood, I am going to book it again for sure. Staff was very helpful too with the whole coordination for the forwarding luggage service. Free coffee in the lobby, make it perfect for a coffee and go to explore beautiful Kyoto daily. It is also few steps walking distance to the amazing Sanjo-kai Shotengai shopping arcade is less than a kilometer long but is full of old, family-run establishments, specialist shops and local life. I liked everything.

Clean and comfortable base to rest while exploring Kyoto. Everything you need is provided and it's handy to buses and trains. Staff are friendly and helpful. Great stay all around The mattresses could be softer

This hotel is beautiful, very safe, great amenities, wonderful English speaking staff. There were troubles with the wifi going in and out but the staff did everything in their power to make things right.

I like the location, I loved the Japanese-like shoji sliding doors to cover the windows! There wasn’t any place to actually pack your clothes away other than a 5 prong hanger. We left our clothes in our luggage the entire time of our 2 week stay.

Location. Size of the room was small but larger than most Japanese rooms. It even came with cooking supplies! Water pressure was not as strong

Less toiletries offered than other hotels, but more than sufficient for the price.

Bath equipment needs repairs. Location is a bit too far from the main attractions.

The location, comfort and overall facility is good. Staffs are helpful. Onsite laundry, in room kitchen that allows guests to cook quick meals made the stay quite pleasant. The cold water in my bathroom sink was broken, instead of having it fixed promptly I was asked to just turn off the water heater if I want cold water. There is kitchen but no chairs or stool in the room to actually sit to eat. Internet connection often disconnects. The washing machines needed to be cleaned, there were dirty black debris stuck on my clothes after wash.

It appears to be a fairly new hotel and has a pleasant ambiance. I also liked the location as it was a bit removed from the tourist areas, but easy to get around by bus. The staff was also very kind. Well, they put me a room right by the office and the lobby, which I knew was going to be a problem with ambient noise coming from the lobby and even the occasional noise from people doing laundry. Late at night it was generally fine, but don’t take that room is my advice. I was there 4 nights but apparently the hotel was full and I couldn’t change to the same size room as I booked. Also, and this is incredible, there wasn’t a chair in the room! At some point I was told I could ask for a chair but they seemed to be in short supply?♂️ Just very strange and disappointing.
