Location was fine and the backyard The smell at the room was strong and we need to buy a smell refreshing, the light of the entrance was automatic and it wasn’t able to turn off over night so I was difficult to sleep with that light

I was impressed with this place and I would stay here again. It was like staying in a studio apartment. The bed was comfortable, there was a small kitchenette area, AC/heater unit, and a washer (no dryer but a hang drying mechanism is provided). The lighting options in this place were great. The kitchen table and chair are on the floor, but I enjoyed using it and embracing the Japanese culture. Compared to most small Japanese accommodations, this place had plenty of room for 1-2 people. When you first enter the main office and hallway in the property, the carpets are dirty and need to be replaced. But the carpets in the room were clean and the room was clean.

Location is pretty central. Room is quite spacious. We looooved the bathroom!!! Nothing

Everything. Location, neighborhood, unit itself is clean. The heater in the bathroom and tub are perfect. Even has couch. On our last day the room upstairs was noisy all night until the day after. The property manager addressed it during the night but we woke up early in the morning with the same noise and it was not addressed anymore despite my reports and follow ups.

The unit was spacious, secure and quiet yet close to the subway station, Kyoto garden and imperial place as well as Kawaramachi shopping area. It was clean and comfortable. Will definitely stay here again. Nothing

Its a great spot for this hotel away from busy touristy area, 10-minute walk to metro station. Lots of restaurants and convenience store around. We had a good stay in this hotel. The cupboard of extra pillows and mattress were dusty.

Spacious, laundry in the room, and heated bathroom so that it dried our clothes very fast. It’s very close to the subway restaurants and grocery stores It’s has a kind of a damp, mix of with food smell. Not sure if it’s because the smell of cooking that gets absorbed onto the carpet overtime because each room has a kitchen. we have to keep our windows open whenever we are in the room. The futon were in the closet, looks dirty so we did not use them.

The hotel is located in a quiet neighborhood but still close to Nijo Castle and the Kawaramachi Sanjo for food and shopping. The room is quite spacious and the staff is helpful. It's an ideal location if you seek to budget while being able to get around Kyoto easily. I'd prefer if the provided detergent was liquid instead of powder. The powder left a residue on my clothes. It seems like something is amiss but I can't tell.

When we first arrived in the room, the AC seemed like it had been off for some time, so when we walked into the room, it felt worst than outside. Mind you, Japan is at record heat this summer and it was 85 degrees outside with 70+ percent humidity. When we turned it on, it took a while for the room to cool off. I understand conserving energy, but it this type if weather, perhaps management should keep the rooms at a comfortable temperature at least.

The manager was very nice and helpful. When we checked in we were confused but they had conveniently place both keys in one box (we booked 2 rooms). We also needed to leave luggage after check out and they allowed us to store luggage for a couple hours. The location is perfect, away from crowds but near bus, train and konbinis. Best neighborhood! Nothing
