Nice location near Mass Street, and the staff was very kind and helpful! But the property is simultaneously nice and also not….nice furniture and bedding, but some of our pillows didn’t have cases. Clean room, but the fridge still had old food in it from a previous guest. The lobby AC was being repaired (and staff apologized for this & gave out water), but there were many water stained ceiling tiles.

The AC was not working in the lobby or the breakfast area There were ceiling tiles thorough out the building, The gym and pool were both out of order, carpet was dirty and the rear doors by river appeared to be unlocked at all times. The walk by the river was not clean and most of the lighting was out of order. There were homeless sleeping near the first entrance. The staff was the best part of the stay, they were friendly and helped as much as they could

This property canceled my reservation at the time I drove 5 hours and showed up for at check in at 3pm. This experience will stop me from booking with a third party.

Location was great. Room size amazing. Property was old and tired. It felt like it hadn't been repaired or refreshed for decades. It was well on the downward path.

This was the worst hotel experience we’ve ever had. The main spaces had no air conditioning, the pool was shut down for maintenance, and the entire place smelled musty and damp. It was dark and dingy and overall a miserable experience.

The hotel resides at the perfect location for Lawrence. Down town with easy access to right on the river with trees and wildlife all around. They were dealing with a leaking roof which led to garbage cans everywhere collecting water. The AC was out in the lobby and the hallways making it about 100 degrees when you walk it. It also made it difficult for the room AC to get the temp down at all. The first night was super hot and unbearable but the second night was ok due to the lower temps and rainstorm.

The place was being repaired for air conditioning, lobby was hot as heck, check in took a bit longer, water in the shower wasn’t great, the drain wasn’t draining and on and on and on….

This hotel needs to close down. Someone needs to buy it and completely renovate it. Great location.

It was a beautiful view of the Kansas River. However, the location is a little ran down and there had been a storm that night, there were buckets everywhere from ceiling leaks. The staff were very friendly.

The pool is closed. The ac was out in the main space. There was a leak in our room and I think it had mold. There were fingernail clippings on the carpet. Bathroom light barely came on. Questionable stains on the couch. Overall, it was dilapidated and dirty.

The staff was great, but the facilities are in need of improvement. Water leaking from the ceiling near the breakfast area. My room could have used a good vacuuming and it smelled musty.

Staff was kind and professional. Very welcoming on checkin!! The property itself is not good. No air conditioning in the lobby, breakfast area and fitness area. Pool was not operating and would have really been good to know before booking. The room was fairly clean but needs some serious updating and the main areas of the hotel are in major need of repair. Ceiling tiles out everywhere. Small garbage cans up and down the hallway to catch water dripping. Carpet is filthy in the hallways and lobby area. Won’t be staying here again unless it’s majorly cleaned and maintained. Really disappointing for a Marriott property

The hotel is nice right on the river; however, the air conditioning in the lobby and all main open areas was not working and a third of the ceiling tiles in the main lobby were out or stained terribly. We had reserved a 2 queen bed room but when we checked in she said they only had king beds available so we didn't get what we reserved but it was still the same price. We did not eat breakfast since it was so warm and humid in the breakfast area. It's a clean decent hotel but needs some maintenance and upgrading to be $200/night.
