Beautiful hotel, friendly staff, very enjoyable stay.

The room is very spacious, and the view was beautiful. The hotel allowed our group to use the rooftop terrace, and it was also a stunning view. The neighborhood around the hotel itself does not offer many services. The hotel staff were friendly but somehow not very professional.

Location is great. Bed was comfortable; room was clean and quiet. Nice large shower. Staff were friendly. Other than in the bathroom, the lighting in the room was poor. Odd terrace outside room. Parking garage underneath—which costs $25 per night—did not feel secure. Hotel itself is designed with too many hard surfaces; feels rather unwelcoming. You can select Breakfast option for an extra $15 per person per day, but don’t believe that’s what you’ll end up paying. It’s served in the hotel restaurant and you order off their usual menu. And add tax and tip. So the $15 is “applied” to your breakfast cost; it does not cover it. Young woman server was great, though.

The location is unmatched. The bar area and dining room are great. The staff at the front desk were great. We've stayed there three times now, and these two-three things were consistent: It is a bit expensive. I understand that the location is at a premium, and that is something you can legitimately charge more for. However, it will most likely keep us from making it our "go to" place in Lawrence in the years to come. Another comment would be that each time, the room smelled odd. The time before last we actually had to move to another room. This last time it was bad as well, but we just got over it. Another comment about the room is more subjective: We've stayed at many hotels for both business, pleasure and school reasons. I'll keep this comment to the category of "school" hotels. We have a daughter that goes to IU and we've stayed at other "university" hotels when we were looking at schools for our two kids. As a result, we've stayed at the Graduate at different schools and at University Hotels like the Biddle in Bloomington. Compared to those Hotels, which also charge a premium - in addition to also having great locations, they offer an ambiance that feels curated and personal. When it comes to the rooms, the Oread feels a little as though it's a brand new hotel that hasn't gotten around to the atmosphere yet. Sparse and impersonal. It sounds like a picky reason to judge a hotel, but when you charge a premium, the experience is key.

Location I reached out to Booking about us having to move hotel rooms due to no A/C. Since we were downgraded to a smaller room, the price was less, yet I never was reimbursed.

We took the stairs to the rooftop and the hallway was very dirty and cobwebs. Carpet is ready for refresh throughout. Room was top notch as was the helpful staff.

Stayed here twice visiting Lawrence. Really nice hotel. You can get rooms overlooking the stadium too, which is kinda fun. Highly recommend.

liked the shutters. very thick and dark $25 "overnight parking charge" added to my bill. I had no car. had to call hotel to reverse charge.

First, and most importantly, the bed was terribly broken down. My wife and I sank into depressions when sitting down to go to bed. Second, there were no closets or even places to hang our clothes. We draped them over the backs of chairs and used the window sills to lay folded items. Third, not only was there no breakfast included in the cost of the room, but the food, which was fine, was outrageously expensive. The Oread was clean, and the staff was helpful and friendly, but we will never stay in the hotel again if we return to visit in this area of Kansas.

Overall impression: Interesting architecture and fun location but not worth the price. Front desk personnel was friendly, but immediately gave me negative information about the property, which set a weird tone for my visit. The bar was slow and understaffed—staff working did not attend to guests promptly. The hallways have a smell. The stairway leading to the rooftop bar smelled like B.O. My room had a smell, The elevator to the rooftop bar was out of order, so the bar up there is closed, and is not ADA compliant. The room amenities were nice, but I had outlets and a lamp in my room that did not work, The limestone throughout initially wows you, but then, honestly, it feels kind of dank and like being in an old castle. As a KU alumna, I did love the location, but I also felt a little disappointed that you can see this hotel from almost anywhere on campus and it detracts from campanile being the star of the skyline. They did not serve brunch and stopped their breakfast menu too early for a Sunday. I don’t know… The Oread just didn’t wow me the way I thought it would, and for the rate I paid, it definitely should have. I was disappointed.
