    We chose the location as it was local to family who lived close by. Access to room was good via a key code entry. The bed was comfy. Bathroom and Bedroom at first glance seemed clean. However later discovered that the mattress protector was dirty including what looked like blood stains – which is not acceptable. The Bathroom sink plug is not functional, so not able to hold water for washing and wet shaving in the bathroom sink. The shower drain was blocked, so you could not have the shower on full flow as the shower basin would overfill and flood the floor. The shower on both the evening and following morning was cold, after a cold shower in the evening I was hoping the shower should be warm the following morning, but this was not to be the case. One of the cups had coffee stains on it as not been previously washed very well. The air conditioning unit does not work, although a large floor mounted fan was provided. The fridge, I would call it a freezer! We put a couple of water bottles in the fridge before we went out for the evening, only to find them frozen solid when we got them out for a drink later just before bedtime. The lock on the door to the room is very loose, requires some attention.

    The location was good It is listed as a Boutique Hotel when it’s not. It’s some rooms above a pub with self check in boxes. All fine. But better to be upfront about that. It was not fresh and clean and did not look like the photos. The room smelt smoky. There was dust and dirty sink in bathroom broken blinds. Scatter cushions on bed were extremely smelly. Felt run down and not cared for.

    Air conditioning wasn't working. There was no one to help fix. Cushions were dirty. Carpet very dirty. Stair case so narrow that it was impossible to lug bags up.

    Location was convenient for London Zoo, the bed was very comfortable, room and bathroom very spacious. Very poor maintenance. All but one window had badly broken blinds, forcing you to try to arrange pieces of loose wood to give any privacy. The air con was left non functional, plaster/paint was hanging from the ceiling, canvas from the large framed picture above the bed hanging out, stains on the throw pillows and the push down bathroom sink plug was entirely stuck meaning we had to use the bath to brush our teeth to avoid leaving anything gross for the poor housekeeper to find. The walk up to the room was already dingy with stained and ripped carpets in the stairwell, further stains in the carpeted room itself as well. It's a real shame that it's been left to get to this point as the design and space could be really lovely but the vibe was really spoiled by these factors. My partner isn't great at reading reviews and wanted to book something for my birthday after a day out, it's obvious from me reading them now that these issues have been ongoing and neglected for a while. You can forget about noise cancellation, you'll hear every car on the road and conversation from the pub downstairs, it also gets incredibly bright when the sun comes up so if you care about good quality sleep you might struggle with this.

    Great location nearby St John Wood. Good Self Check in and check out. Comfortable Bed. The air conditioning wasn't working, but the staff provided us with a second fan. The curtains were broken and patched up with Band-Aids.

    They used the internal messaging service on here to rip me off of almost two hundred pounds under the guise of a Credit Card Verification fee, that ended up being a cash withdrawal in Portugal. Had naively assumed it was an error, but they have refused to refunded this 'extra fee' nor have Booking.com been any help (having wrongly and with illtimed humour, said that the link was legit) DO NOT USE THIS COMPANY/LODGINGS.

    Staff friendly the food was fantastic and was very close to Regents Park where I wanted to be The air conditioning wasn't working and the TV had control which made for a very boring night when I got back. I did ask the staff before I went out and they said that see to it but still no remote control when I got back to room

    The showers were acceptable. The visit was appalling, there was no airconditioning, just a very small fan, when temps were 35 C. The bed was more like kids bouncy castle and the room may have been cleaned but the rubbish bin was not.

    We didn't see any staff as it's self-check in. The room was very spacious but in need of decorating and repairs. The stairs leading up to the room had carpet coming away and would cause a trip hazard. Location to Regents Park/Baker St/Oxford St amazing, along with Tube access being under a 10 min walk down a lovely residential street. Fan in the room dirty, AC machine broken, blinds broken on the windows, plastic holder for TV remote dirty, stains on carpet, artwork above bed falling away from frame. Couldn't close the windows due to the age and in a state of repair. The fridge was sitting on the floor and not in the wooden unit. This room could look absolutely amazing if time and money went into it. I have had to place photos due to it not being fair on others spending their hard earned money. I hope the hotel will make right on the room for others to stay in the future
