Large comfortable sea view room. We had free parking directly outside the front of the pub. The staff were friendly and the breakfast was very tasty with quality ingredients. Great value for money.

The location was very good and staff were lovely a credit to the place! I would stay again as we had a lovely stay! But the owner wasn't as polite as the staff!

Excellent breakfast. Good menu for evening meals. Good selection of drinks. Friendly staff. Our room was slightly small, however one should remember the age of the hotel.

Very close to the beach, the town and Butlins. Very good prices in the bar and the young girl serving was very nice. As was the young boy at breakfast. Right, the owner. A lot of reviews on here of her being rude and to be honest, they ain't wrong. Me and the countless others can't be wrong. We had attitude off the guy that checked us in, not sure if it's her partner or business partner, but he's arrogant. She lady owner the same. While checking in she appeared and not even a hello. While downstairs drinking at night, not even a hello. Tried to start a conversation during breakfast and she didn't want to know. Me and my wife own pubs and would never ignore customers. Nobody had to talk to anybody, but when they are spending money in your business, you make a bit off effort. Served us our breakfast, slammed the plates on the table while turning her head to ask her mates if they enjoyed their stay. Not a word to us. This was actually our second time here (didn't see her the first time) and we ain't going to stay again. I'll probably get abuse for this like she's done to the other reviewers, but it's true, the owners are rude. '4 in a bed' winner .... The show must have been struggling that week.

Sea view Dirty thick in dust uncomfortable collapsed mattress, curtain pole hanging off the wall, owner very abrupt lots of dog hair everywhere, watered down orange juice in the morning glasses covered in lipstick
