Beautiful grounds with rose bushes and trees Location was NOT as described in the listing. Very long walk up a very steep hill and then another 15 minutes from the end point to the centro. Taxis were impossible to procure from Orvieto when we were there. When attempting to relax under the grape arbor on the property, there was much noise from road traffic and the train line just below the property. Not happy with the cleanliness of linens. There was a refrigerator in the room which we plugged in when we checked in but when we left our room a short time later the fridge had been unplugged again. Very noisy coffee machine in the hallway wakes up everyone if you want coffee before the 8:30 breakfast. Late breakfast means a late start to the day exploring the area. We left after one night.

If you want to drive several hours to spend a few days sitting by the pool, soaking up the sun, and enjoying the lovely landscaping, this might be your spot. On the other hand, if you came to Orvieto to take in the history, explore the side streets, and discover the amazing food this medieval town has to offer, this property is not a good choice. Our group of 4 booked two rooms for 5 nights. We found this location to be so isolated that we walked away after the first night. There are a couple of ways into town: walk (we all normally walk 4+ miles a day), or drive. Here, walking involves navigating an unlit path/road that "starts behind the main house" and, at many times, is at a 45-degree angle. The property manager said, "It takes about 20 minutes." It took us 30+ exhausting minutes, and that was just to the edge of town. It was another 10 to 15 minutes to the piazza. VERY strenuous. Driving comes with typical challenges: very few, small parking spaces that are also expensive. Our host suggested, "Just take a taxi. It's about 15 Euros (each way!)." We opted to hike up the incline. It was about 9 PM when we wanted to return to the podere. Because navigating the steep, unlit path/road would have been dangerous, we tried to get a taxi. Unfortunately, there were no taxis, and no one answered the posted number at the taxi stand. We also used our trusty phone app, to no avail. After 20 minutes of trying, we were discussing our options when a small bus that transports medical workers in the region pulled up. Our traveling companion, who is a native Italian, explained our dilemma to the driver, and he offered to deliver us back to the Podere. We took a rather long ride by way of Orvieto Scala, and then back to the highway where the Podere was. He dropped us off past the entrance on the side of the road. (We were grateful to him!) There was no lighting on this road, so we used our phone flashlights to navigate and to signal the cars whizzing past us as we clung to the non-existent shoulder. We explained to our host that, due to the extreme isolation and the description of the location not being accurate, we couldn't stay for the rest of our booking. She was not willing to give us a partial refund of any kind. We will not return and can not recommend this property.

The property was beautiful. The Gardens were marvelous. The Pool área impressive. The room was comfortable and clean. Good parking space. Staff very kind and inviting. We definitely will return!!

The country setting was beautiful and peaceful at the foot of the town cliff. The old Etruscan walking path is steep but do-able during the daylight hours to get to old town, and also a convenient 5 min car ride. Francesca and her team were friendly and helpful, providing a delicious breakfast under the grapevine pergola and the opportunity for a truly fantastic Sunday evening farm-to-table dinner (for a reasonable, additional cost). The bed was very comfortable, the bathroom was spacious with good water pressure/temperature. Sitting by the pool at night was relaxing and a nice way to wind down after busy days and we enjoyed being greeted each night by Joy and Jenny, the canine welcoming committee. On premise parking for our rental car was also really helpful. As noted in some other reviews, the wi-fi can be spotty, but this was very minor and did not negatively impact us.

Very convenient to Orvieto up on the hill (it you enjoy a very steep climb, which we did). Everything was clean and fit our needs perfectly. Staff was friendly. Breakfast was great! Some road noise and train noise but I knew about the location in advance so wasn’t unexpected.

The location was perfect - minutes away from the village of Orvieto. The staff was very friendly. The room was large, quiet and very comfortable. Shower was strong and the water was hot. Nothing to not like - loved it!

The property is extremely well-maintained, the staff is very attentive and courteous. The property is only a 5 minute drive from Orvieto. The breakfast is very fresh and multiple foods to choose from. And lastly, the views of the landscape are breathtaking! N/A

Francesca was the ultimate hostess. She was helpful with everything we needed. The location to old town Orvieto was great. We walked to town the first day (challenging climb up the hill), visited a winery the second, and spent the day shopping in Orvieto the third. Our only regret is we didn't stay longer! Can't think of a thing.

Lovely place, kind hosts, delicious breakfast spread. Great location, short walk to Orvieto but easy to access. Bonus friendly cat and dogs. The farm was delightful and we would have loved to enjoy the outdoor area more but we didn’t have much extra time.

It was a shade noisy but not bad. It also didn't have a washing machine which was a little inconvenient but there are plenty of places nearby.

The only issue was the lack of good wifi. Everything else was lovely.

The property was beautiful and Francesca was very nice and helpful. We loved the dogs Joy and Jenny.
