Friendly and convenient The listing said breakfast, but they don’t provide anymore.

Great location, but very hard to find. The GPS was confused and we walked right by the little street it was on. The host was helpful and came looking for us. The room was clean. There was a motion detector light outside our window that kept being triggered all night. Did not get much sleep. Adding some blackout curtains is strongly advised.

Nice place in the heart of the old city center, close to the Orvieto sights we wanted to see. Very pleased, no complaints.

Perfect spot from which to explore Orvieto! Its right off the main corso, on a calm, quiet alley. The whole place was very tranquil. Our room was spacious (bathroom too!) and super clean. Bed, couch, table, shelves, and a big bathroom. The hosts were very kind. We loved our stay.

My only complaint would be the room only had a tub with a wand to bath. A stand up shower would have been preferable. Otherwise very comfortable

It was close to everything. The host was very accommodating. She helped us by setting up our taxi to the vineyard.

It was very difficult to find the property and gain entry. We called and emailed the property without success. Thankfully, another tenant was exiting the property and they called the owner who accepted their call immediately. We finally were given entry 45 minutes later.

The day I checked in the young girl who checked me in wasn’t all that helpful. I thought I had asked about there being a lift before I booked. When I got there, no lift and no offer to help with my luggage. The A/C was barely working. There’s a very bright street light across the street that blinked off and on all night-made it hard to sleep the first night. The night’s after that the shutters were closed but still a lot of light came in. Minimal services.

The room was large and the bed was comfy. The bathroom was large and very clean, although it lacked a hair dryer. The location was close to the Duomo and it was easy to get around, either on the main street or some of the side streets. Our room was on the first floor so only one flight of stairs to climb. We were greeted appropriately when we arrived and oriented with a map of the city, given keys, etc. The owner prepared breakfast (only 2 0f 4 days) and made absolutely wonderful coffee to our specifications. The breakfast overall was adequate but not inspired. Typical croissants and yogurt, only fresh on the first day. Bananas were dark and unappetizing. Two of the 4 days we were given a voucher for another cafe for breakfast but it was not close by and we did not use the vouchers. Coffee was great. We did not like that the entrance room was so dark, pitch black in fact. The stairs were black and not particularly well lit, which presented a challenge to my companion who has poor vision and a knee replacement. It would have been so nice if a couple of small lamps came on automatically when the door opened with additional light directly on the stairs.

The room was comfortable and clean. Good mattress. Good location to the city center and also located in a quiet corner. The hostess is very unpleasant. I arrived at the place at the check-in time and she was angry with me for not notifying her before (and yes, I wrote an arrival time when I ordered, I just didn't see her message when she asked me privately) I apologized but it didnt seem to have satisfied her... ;( She was very quick in the check in rushing everything and I felt she just wanted to get rid of me. Not a pleasant feeling at all... Besides, the breakfast was below standard. Some of the things were inedible and even here I felt uncomfortable eating because the hostess just wanted to go and I felt like I was holding her back. Too bad because the place has very good facilities.

Giulia was the nicest host, she speaks vary good English and helped find fantastic restaurants! Also assisted with what to see and do in Orvieto Italy. We could not of had a better host! Nothing, great place & location!

Charming bed and breakfast, gracious hostess. Facility was very clean and comfortable, and the location was perfect for our visit.

The room was modern, spacious and comfortable. Continental breakfast was good and the host was good to communicate with and helpful. Orvieto is a beautiful town and well worth a visit. Its not really a complaint but getting our bags from the public parking to the property was a bit tricky but no different to any other town like this with parking restrictions.
