Breakfast wasn’t bad. Smy Pisa Plaza was sold to us as a five-star hotel, but our stay involved brown water from the shower, washbasin, and bidet; a room left entirely uncleaned on one day; the complete unavailability of the laundry service and gym advertised on the hotel’s own website; substantial undisclosed construction across the entire floor above us; missing five-star amenities; a dirty bathrobe; dirty windows; loose, broken, and falling bathroom fittings; and widespread deterioration in the room and common areas. This was not a matter of personal taste or insufficient luxury, but of hygiene, maintenance, safety, unavailable advertised facilities, and services not delivered. The most serious problem was the brown, discoloured water coming from the shower, washbasin, and bidet. Whatever its cause, water of that appearance should not be supplied to guests without immediate investigation and corrective action. It made normal use of the bathroom extremely unpleasant and raised an obvious hygiene concern. Our room was not cleaned or serviced at all on one day, although Tuscan five-star standards require daily room cleaning and an additional afternoon refresh. This would be unacceptable in any hotel, but particularly in one presenting itself as five-star. The entire floor above ours—including the gym—was undergoing substantial construction. Neither the closure of the gym nor the extent of the works was disclosed before booking. The hotel’s official website advertises “Laundry service (charges apply)”, yet hotel representatives confirmed that the property provides no laundry service at all. We therefore had to interrupt our holiday and arrange it ourselves—precisely the kind of inconvenience one reasonably expects to avoid when booking five-star accommodation. Several required room amenities were also missing. No bathrobes were provided on arrival; they were brought only after we requested them, and one of the two was visibly dirty.

The hotel was very nice but the electric in the bathroom would not support their hairdryer or our hair straightener, kind of annoying but still a very nice place!!

The installations are nice clean, and spacious. Service is not great, and attention to detail is lacking for the price of the accommodation. Breakfast is managed by a different company, so you have to pay separately. The selection is fairly diverse, though there isn’t much fruit. If you pay and request an invoice, you’ll likely never receive it, even after asking five times, which is quite normal for the Italian inefficiency culture. They work at a different pace and often seem annoyed by simple, normal requests, so you need a lot of patience.

The only things I truly enjoyed were the location and the swimming pool. This hotel is supposed to be a 5-star property, but unfortunately it is far from that. The breakfast lacks variety, the prices are extremely high for very limited and ordinary options, and even the in room amenities in the ‘Superior’ room are not complimentary. It is the first time I have seen a so called 5-star hotel operate this way

I booked a twin room on booking.com - and the detail didn't get given to the hotel. Another guest at the hotel was happy to swap with us - thanks to her! the staff said I was lying, he didn't do anything to try and accomodate us, he shushed me repeatedly and we booked a premium room and was given the basic room.

Available for last moment booking The staff told us no rooms even though they were available o on booking. Com. When we booked through the website have is two rooms need l near the exit where staff was going in and out early morning with the door open. At check-in took another customer beforr is even thought they came after us because they spoke Arabic, the same language as the receptionist. Asked to reduce the temperature in the room, v told is 24 is the max they can go as any lower is "not good for you"

Good size swimming pool. Very outdated shouldn’t be 5 stars but 3-poor breakfast/ no smart tv::/ sockets poor standard/ I was very disappointed ☹️

Almost everything. Location is terrible,in the middle of nowhere and the only bus running goes every 30 minutes. The last bus to hotel is at 8p.m and the first in the morning is too late for early flights. Upholstery throught the hotel and in the room are filthy. Furniture is shabby. Plastic flowers all around hotel lobby which does not have ac as well as the restaurants. No toilets in the lobby. In the room bathroom puerly maintened. Mold all around shower tub. Washing sink is new but placed on the devastating wooden top. Plastic glasses (not acceptable for 5* hotel) were not even changed after being used. Balconies have no partitions and so no privacy. Reception totaly incompetent and sloppy,speaking poor english. Could not give correct information about anything,not even the name of the bus stop in front of the hotel. Wanted to charge me twice for mini-bar in the room because the evening shift receptionist did not record my payment evening prior to my morning departure. No attractions are within walking distance as noted on the hotel internet sight. Hotel definatwly does not deserve 5* and booking.com should not sell it as such and risk to jeopardize its own reputation. Maybe this 5*reating is by some Italian standards but not by european.

I like the friendly and attentive personal. Vey pleasant and helpful This hotel is not a 5 star. It is outdated , carpets stained , contacts that'd don't work, humidity in the bathroom ceiling and the cleanness of the room was not good. The pool needs love

Good location, nice facilities Air conditioning was not working, had to leave the door open to the balcony and couldn’t get a good night’s sleep as very warm and noisy.

We had a wonderful stay at the hotel. We would especially like to thank the lady at the front desk Patrisha. She was incredibly kind, helpful, and welcoming throughout our stay. Her warm attitude really made a difference and left a great impression. Excellent service!
