Location is great! Morning espressos are great! There is the distinct smell of cigarette smoke, and some other odd smells; but nothing strong enough to be more than a nuisance.

The curtains could have been better att blocking the (sun)light.

The room was small and minimally appointed.

Fabrizio is an amazing host. He took care of our stay from the check in till check out. Although we had a very late check in it was very smooth because Fabrizio explained everything so clearly. He is very friendly! Room is cleaned daily. Location is excellent!

The location was very convenient, ~7 minute walk to the Termini and bus stop located right outside of the building. We did appreciate the A/C unit being available. The property did have questionable mold in the bathroom and the shared microwave in the hallway.

Nicely priced, clean, roomy and comfortable. Great host even though we never met, and 20 minutes walk to the coliseum area. Quiet at night. Closer to Termini the neighborhood is “grittier” but only a block away from a beautiful park and surrounding shops and restaurants. We never felt unsafe and we came through Termini at like 10pm and walked to the room, wheeling our luggage.

Our trip went wonderfully, both because of the magnificent city of Rome and because of the hotel manager. Very kind and helpful. 100% recommended

Simple and basic, but clean, safe, nice place. Easy check-in. Easy communication. We asked for 2 sets of keys and we got them. That was very nice. Also we asked for iron and we got that. The house itself is quiet, but street is noisy (our windows were on the street side). There was little fridge in the room, microwave, kettle and some tea + coffee in the shared hallroom. Our room was situated on 2nd floor. There was lift in the building. Close to many restaurants and Termini station. Would stay there again. The street is rather noisy (because of traffic).

The hotel was really clean and located close to popular attractions. I didn’t like how I was treated at the time of arrival. This was my first time visit to Rome so I was not familiar with some of the hotel types. I thought this was a regular hotel with a lobby to check in. Instead I found myself in front of a huge locked door of a building looked like residential. So I was confused and not sure if I was even at the right location. I randomly rang a bell if a resident and the person told me which bell to ring. After ringing the correct bell ,l the lady came downstairs appeaedr to be little upset that I did not ring the correct door bell. And even though I did not understand everything she said it appeared to me from her body language and tone of her voice that she was scolding me for doing the wrong thing when everything was very clearly obvious. Then she gave us instructions how to enter and exit the building speaking mostly in Italian. I partially understood the instructions. Luckily my boyfriend had better understanding as he speaks Spanish. So that type of welcoming ruined the place for me. I got over it later on and tried to the place. The room was small but pretty clean. They can update the bedding which would make it little more appealing. The bathroom was very small where my boyfriend could barely turn around. You could not bend in there which is what I do when I dry my hair. Another big problem for us which why I did not rate high was the shower. We could not regulate the water temperature. It would get either too cold or extremely hot. We would spend more time playing around with the adjustment than washing ourselves. That was very frustrating and uncomfortable.
