Friendly and helpful Franco. Very clean room and bathroom. Good coffee. The location, especially at night. Constant noise throughout the night of a running compressor or electrical engine.

Very clean and well equipped!! Franco was very lovely and welcoming! Gave us many tips on what to do in the city! Don’t get discouraged by the location. It’s super easy to get to by a bus or metro. I liked everything!

I stayed at Mr. Franco's property for 5 days. I had previously agreed with him an estimated time at which I would arrive by public transport and I was pleasantly surprised to find that he was waiting for me nearby and we recognized each other at first glance. The property is very close to the 38 and 338 bus stops, which can very quickly take you to the Jonio metro station, from where you can easily reach any point in Rome. Right from the moment I arrived, Mr. Franco showed me and explained on a suggestive map, all the points I was interested in. The room I stayed in and the entire property are very clean, located in a block of flats on the 1st floor. Very easy access. The area is typical of residential neighborhoods, with garbage collection points that are not very clean, a situation that has nothing to do with the property or the owner, but characterizes the entire city, rather related to the city management. I didn't come by car but I found that finding a parking space can be problematic. I'm sure that by talking to Mr. Franco, you will find a reasonable solution. Breakfast was included in the price, however, keep in mind that it is Italian-style, with mini cakes, biscuits, coffee, tea, milk, etc. The property does have a fully equipped kitchen where you can prepare, obviously within reasonable limits, pretty much whatever you want. In conclusion, to not prolong the discussion too much, I was very satisfied. Thank you Franco!

The apartment was very clean and comfortable. As description said there was tovels, haid dryer, shampoo, kitchen tools (to prepare own meal), washing machine (can be added to offer description) and nice Italian breakfast (coffee, tea, toasts, jam, sweetsnack). In top of evething owner Franco was very polite, funny and helpful. He explained everything, where is the transport, what to see in Rome, where to eat and how to use devices in apartment. Every question was answered in details. The only thing that was not best was localisation of the apartament. The transport was not so bad, 2 buses near the district and one metro 20 minutes strol or change from this buses. The problem is not on owner side but generaly on Italy that on suburb is not so clean, like people dont fight with vandals and goverment for tidiness

Despite the big distance from the city center the room itself was more then gorgeous. The bedroom was spacious and full

Mr. Franco is an extremely helpful and good host. We felt like we were at home. Everything is neat and clean with great coffee :) The location is quite far from the center, but the bus station is a few minutes from the building. The metro is about a 20-minute walk.

The room was clean and cosy with an extremely comfortable bed, the bathroom and the kitchen equipped with all necessary facilities. Located a few min walk from a bus station or around 25 min walk from a metro station. Franco our host was really helpful and responsive.

Host was very welcoming and helpful. Room was clean, spotless and comfortable. There's a breakfast bar equipped with food, snacks and coffee! Very accessible to bus stop to get to the city centre and cafes & convenient stores are within walking distance.

The host is very friendly, helpful and detail-oriented! As soon as we arrived he gave us 2 maps and he offered to show us the surrounding supermarkets and good restaurants, the options to travel to the city center and some walking routes to visit main attractions. The room was very clean, equipped with hairdryer, basket with shower gel, non-slip shower mat, shower dry mat and plenty of cloth hangers. The host thoroughly cleans the room and the mats after every guest (I have seen him in action!) The kitchen is fully functional. The breakfast is italian style, not continental! The B&B Birba is located at about 20 minutes walking from the metro station Jonio (one of B1's endings). Metro is the most reliable form of transportation in Rome! -

The bedroom and the attached bathroom and toilet were clean and tidy. The bed was comfortable. Pillows, bed cover, blanket and towels were provided. The host was friendly. He lives in the same property. Although he doesn't speak fluent English, he managed to explain essential information to us such as bus/metro connectivity between the property and the city, important tourist attractions etc. Check-in time was flexible. We were able to check-in late at around 11:45pm. It would take atleast 45 mins to reach the city from the property. There is a bus stop nearby. But the buses are not punctual. We can not sometimes rely on the bus timing provided by google/other apps. Other option is to walk to the nearest metro station - Jonio, which is around 20-25 mins walk from the property. The neighborhood was not as clean as we expected. The breakfast were provided. However, it consists of only coffee, milk, cereals, some biscuits and bread.
