The room was clean, but there were aspects that were rundown; the outlet was falling off the wall and the towels were very thin. See above. It was also a bit hard to find the room; the directions should be clearer regardless how to find it, as it’s in a large apartment building.

Very short stay- one night Comfy bed, great continental breakfast, great espresso! Small bathroom for 4, but again, stayed one night coming directly from airport late Construction occurring next door, seemed they were working all night

Very good, clean, quite, and safe apartment. The host accommodated our requests and is very reasonable.

Not to like it's Perfect ...
-
Out of the way, but a large, comfortable room, with friendly and helpful staff.

The apartment located 5 minutes walk from metro station , Anna was very kind and helpful

Close to the Railroad station Price through Booking.com was too expensive.

Besides that, the room was decent and clean. The staff however was great and the Italian breakfast we got every morning delivered to our room was excellent. The rooms are not soundproofed so you can easily hear if the next room guests are noisy. Luckily it wasn't too bad for us.

The staff were very enthusiastic! If I come back in the future, I will still stay here !

Proximity to the tiburtina train station makes travelling easy. Breakfast was a nice mix of sweet and salty options and fruit. Owner is super friendly and even helped with the luggage. Late check in worked via key box with detailed instructions. The elevator is really small and does not stop on every floor, so that from the groundfloor for example it’s necessary to either walk half a floor up or down.

Superb
-
Useful location by Tiburtina rail station
-
Lift facility is not convenient,
-
If host can communicate in English would be great help since many tenants cannot speak Italian.

If you arrive late you'll need to wait 5 minutes for a person to arrive. You can get into the lobby as there are a lot of people coming and going in the apartment block. Phone up as there will not be anybody to hear the apartment bell. The room was great, clean, and comfortable. Make sure you have 2 pillows as mine was very flat. The breakfast is great, and I was given a pen and keychain. I am only here for 1 night as I am catching a bus, so it is a layover nit visiting Rome. If you're on a budget, then it is an 11-minute drive from the main train station. €11 ish. Get in the taxi queue asap. That seems the best/ fastest way to get on.

Many thanks to the hostess for her help and hospitality! They gave me prosseco and a cake for the new year and allowed me to leave my luggage after check-out)

Nice and caring administration, close to the Metro station

Very close to Tiburtina station. Great breakfast. And because I had to leave early on the second day, I already got it the evening before. Great value for low (by Rome standards) money. The B&B is a bit hard to find, it is located within a large appartment building, there are no visible signs from outside. The bathroom was a bit mouldy.

The staff were amazing and I’d definitely stay there again.Donnatella was amazing and waited for me out the front as it was dark and by myself I was scared. The breakfast was so good and different each day. There was a top supermarket across the road and nearby the train and buses. Thank you for being so kind. Rosalind After I got the hang of 3 different sets of keys, doors and a lift, haha it was all good.
