The property was safe and secure The air conditioner did not work and we were miserable after walking in the heat all day. We turned the air conditioner on before we left for the day and we returned it was not a cooler.

The directions for the location was very confusing. Once in the building we didn’t know where to go. The shower was very small and my grandson who is tall couldn’t fit in the shower. The bathroom door is not private. The room was very small so difficult to use the facilities privately.

Close accessibility to the Vatican and St Peter’s Basilica. Area is safe. Not sure how to classify this property, hybrid between hotel and Airbnb style of stay. May be good for a solo backpacking traveller or very young couple or friends on a low budget travel experience but not for me. Was presented like and hotel by either the property owner or booking.com ( or by both because neither owned up to the “unclear” description and representation) I clearly marked on my filter on booking.com and included was hotel with 24 hour front desk service. This property was number 2 on my list and presented like a hotel suite. The room is tiny - no room to even walk clearly, the closet cannot take a full dress hanging. The bathroom and shower( pie shaped 2ft by 2 ft) are so tiny such that your body continues to touch the glass when you shower. The bathroom sink is so narrow that if not careful you will spit on the floor…forget it, no space for your toilet bag or any lotions or make up, just enough space in the bathroom for your toothbrush and paste. Worse part- molds in the wall( I have photos). Poor cleaning- Beddings were not changed for 4 nights of stay. Air conditioner did not work, so had to crack windows open to air the room which reduced noise barrier from the street as such barely slept for 4 nights as we were right by a very busy street. Hallway, always had a stale smell. It was our 3rd stay on our Italy trip and left a bad experience. The earlier 2 were splendid. Overall I will not recommend and as per booking.com greatly disappointed by their system putting this property in my option and were not helpful at all despite all clear indications that the description was not accurately presented. I tell you that this is not a luxury suite at all. The photos on booking.com are far from the real thing ( I have videos and photos). Time to start researching other hotel booking sites for my vacation trips. I already got 3 recommendations from friends and family.

The room in this airbnb type repurposed building is tiny but the address is well located Don’t rent here. Pictures are wrong. The address and rooms do NOT correspond to the ad. It has a shared area like a repurposed 3 bedroom apartment. It’s noisy. You do not know which room or address you are gonna get and our friends who rented the same day were in a different building, with their room not ready.

From reservation to check-in and assistance with local tour offerings we felt not only taken care as customers but pampered like family does. The place was squeaky clean and very comfy and the location cannot be matched at the price we had it! There's a bit of lack of transparency on the kind of room we see vs the one we had but is not a big deal.

We appreciated the proximity to the main cities we planned to visit. It's a very strategic location from the point of view of acquiring new customers. Suggestion: Show yourselves to the customers; it builds trust. Never let guests have to go out and buy things that should be provided in the rooms (toilet paper, water, sugar, even Wi-Fi, because that's included in the reservation cost). This also includes the maintenance of the "suite." We found a room with torn pillows and a trash can in the bathroom that rattled loudly. The shower was like a test tube, and we were the specimens. I think we laughed about everything because we came to enjoy Italy and only used the "suite" to sleep. But remember something important: customers deserve consideration because we travel from very far away to receive hospitality, cleanliness, comfort, and service that has been paid for in advance. If you ever travel to Miami, I assure you that myself would take you to the airport without charging you a single cent. In this part of the world, that's called customer service. Thank you. Y.L

Location was wonderful! The host was phenomenal, gave suggestions for places to go and helped if we needed tickets. Great service and would definitely book there again.

Really no part of our experience was positive. We left after 3 hours and didn't spend the night and the owners refused to refund any part of our booking. We had a terrible experience staying at the Vatican Suites. The fact that they aren't on Google was a big warning sign that I shouldn't have ignored. This 'suite' is more like a budget bedsit in a large building with stairs near the Vatican. It is definitely not a hotel. Our biggest problem is that our suite (for two people with two twin beds) was not pictured on Booking.com and the photos are not representative of the room we got, which was cramped and tiny with an awkward bathroom with no vanity/counter. Some random person opened our door after we checked it and we didn't feel secure or safe spending the night there, so we left.

Could never find an office. Shower didn’t drain and stood in water to our ankles. Messaged management who said it was “just slow”. Yeah, very slow. Shower. Not in general good repair (baseboards not attached and lying on the floor. Got yelled at by our driver who picked us up when our flight was delayed even though we attempted to notify the hotel.

Excellent location and very friendly staff who were very helpful during the booking process and during the stay. The room was always cleaned in a professional manner. The accessibility to the Vatican is unmatched.

Proximity to everything and private bathroom as well as daily cleaning. Transportation from the airport to the Room was also available which made it easier and one less thing to worry about while on vacation.

The quick response to our every need in finding your location & unlocking the gate. It helped our lack of knowledge since it was our 1st time in Rome. The beds were very comfortable, rooms quiet. Our group of 8 adults slept very well.

Location, location Host, although I never met her, was always there at other end of phone. The most comfortable bed. Tiny shower and not great tv.

It’s too many locks and key to get in the place. The soap holder placement was unsafe. I knocked my head to the glass soap when I get in/out of the shower.

The only luxury about the apartment was its location. The apartment is in a old but nice building. Yet the apartment itself desperately needs a paint job. It does not feel clean. It is decorated with unmatching old furniture with a sense of warehouse. The living room is turned into another bedroom with a funny door. There is a double bed & dining table is also there. unless there are 6 people that are interested in just coming in late and sleep the apartment does not have a relaxing space. The location of the house is listed wrong with google maps so you end up in a different place. The uber also takes you to a different address. We lost almost an hour trying to check in, moving around with big luggage as the owners were not really helpful in being reached when we needed.
