It was very close to streetcar station (about a 3-5 minute walk). It was only a 12min walk to the TV towerr near Odori Park and 5 minutes to Tanukikoji Shopping Street. There’s a vendo machine, onsen, and coin laundry. It was a great place to stay.

Easy access sauna facilities, kind staff. It wasn’t the cleanest. I found a fake nail with glue on it in our room, which did not belong to either of us. The dryer did also not properly dry clothing.

Luggage storage upon check out. Mandatory paying additional Yen use or not use the onsen facilities. Booked to adults person, but they supply for 1 person all the bedding, toiletries, cup,etc. You need to come down to request because no internal phone :(.

Easy check in. Big public bath. Comfortable beds. Broken sink, stained floors, dirty in general. Very expensive for a basic business hotel. They call it Livemax "premium", but I've stayed at random worse business hotels that are 1/5th the price and much cleaner. Bad value!

Good value and an easy walk to Odori Park. The hot spring bath felt great, though it is small with only 3 showers. Not the cleanest room. it also smelled a bit of cigarettes even though my reservation didn’t say that it was a smoking room.

Very close to the snow festival location Noone explained the Hokkaido Love coupons to us.

The room was very clean. Even though we had only one set of towel and sleep clothes, the staff quickly brought more. The windows were not see though, so we couldn't enjoy the view in the 12th floor.

I found the details about onsen fee on hotel’s website only. Staff speaks Japanese only so it hard communicates for me.

Onsen, that’s the only thing I like 1. Hidden fee They charged me 150 yen more per night for the onsen. I have to pay regardless I use their onsen or not. The fee it’s not a big deal. What I hate is the hidden fee. They must include it in the showing price in Booking. I will send a claim email later to booking customer service. 2. The unfriendly male receptionist. Welcome me were 2 receptionist, the old lady was really nice, but the old men - the one who did the check in procedure for me - treated me in a cold way, making me feel uncomfortable. 3. The room is way too small. No space for me to put my stuff.

Location was great and bed was super comfortable.the onsen was small but nice. Room was quite small, even more than expected.
